Based on Northwest Multiple Listing Service information here is a comparison of condo and home sales in reported Northeast Seattle neighborhoods in August 2010 versus July 2010 and year-to-date sales.
Seattle neighborhoods reported: Laurelhurst, Windermere, Inverness, View Ridge, Hawthorne Hills, Sand Point, Bryant, Ravenna, Wedgwood and Maple Leaf.
Home and condo inventory was down 7% in all reported Seattle neighborhoods combined in August 2010 as compared to July 2010: home inventory was down 15% and condo inventory was up 1%.
Home and condo price was down 4% in August 2010 as compared to July 2010: home price was down 5% and condo price was down 2%.
Home and condo sales were down 49%: home sales were down 30% and condo sales were down 67%.
Home and condo sale price was down 1%: home sale price was up 12% and condo sale price was down 14% (only one condo sale price could be compared).
Better news - home and condo sales in reported northeast Seattle neighborhoods in January-August 2010 versus January-August 2009
Sales were up 25% in January-August 2010 as compared to January-August 2009: home sales were up 12% and condo sales were up 37%.
Sand Point neighborhood experienced the biggest increase in home sales among reported neighborhoods: 90%
View Ridge neighborhood experienced the biggest increase in condo sales: 300%
Sale price was down 1%: home sale price was up 2% and condo sale price was down 3%
Laurelhurst and Windermere neighborhoods experienced the biggest increase in home sale price among reported neighborhoods: 21%
Laurelhurst neighborhood experienced the biggest increase in condo sale price: 56%
