Home staging has become very important in todays time. I try to explain to the seller if I were to sell my home today I would also have to do things to make it right. We are not asking them to trick the buyers. What we are looking for is: There things in this home.
- Show off the good features in your home
- Remove excess stuff (key in this)
By removing your personal treasures this is so important. It distracts the buyer from looking at the home. They need to become attached to the home and feel themselves in your home. Seller need to dis-attach themselves while the buyer needs to attach themselves. - Paint becomes a person expression of your feelings. Bright colors such as reds and other bright colors are your choice. Buyers look at it as something they are going to have to repaint.
- To much furniture in home. I was working with a buyer and took her in 2 homes. One had Large furniture in it a entertainment center a recliner 2 couches a chair plus end tables and a coffee table. The next one had no furniture in it. I could not convince the buyer they were the same size. I showed her the measurements and she still didn't believe it. When I gave the showing report the the agent she was so happy I gave her a reason the home was not selling. However she could not convince the seller to take some out. We went for a second showing even tho this home was a better price and had a finished rec room the buyer put an offer on the one with no furniture in the living room.
- Out dated light fixtures. This is also a big problem. They are a inexpensive fix that updates a home so much. To look at a small round globe ball in the hall make everything look old.
- Tired bedding. I took a bed that had a flag blanket on it and found a bedspread in a closet on put it on the bed. It change the whole look of the room. Cost the seller nothing.
- Messy kitchens remove extra clutter from the counters, take the papers off the refrigerator, make sure you don't have dishes in the sink. Show the counter space you have this is an asset that buyers want to see.
- Kids rooms. Everyone loves to decorate the kids rooms. Best to keep the design in things you are taking not on the walls. it doesn't always work for the next person.
- Make sure your home is clean. No spider webs in the basement. I have taken buyer in the basement and the spider webs are hitting them in the face as the walk through it.
- Give people a reason to walk in the door. Does the front yard look appealing. Pull the weeds, keep the grass cut, cut the bushes down so they can see the house. Put a fresh coat of paint on the front door. Make your home say come in and buy me.
- Clean bath rooms. The first thing a buyer does when they get in the bath room is pull the shower curtain back and look at the tub. Mold is never a good thing to see. Bleach work great on this to remove it. Make the bath room sparkle. Don't hang your shampoo bottles over the shower.
I personal work with a processional stager. It works best if I don't start off tell a seller that they need to redo the home they have worked so hard on. There way. This way she is able to tell them what needs to be done and I follow up after they are finished. I also keep updating things as I get feed back from the agents showing the home. If it is something that we can change we do it.
I know this has been said in the past but it is so important for us to keep saying it to help our seller on how important it is in this market.
