Sterling Avenue – An Alameda Neighborhood is one of the many picturesque neighborhoods in the lovely City of Alameda. Alameda has been named one of the 100 "best places to live" in America by Money Magazine. That is due to the small town feel of the island community. Alameda also has a high median family income, a large number of educational institutions nearby, more than double the number of restaurants and libraries as the "best places average," excellent air quality, and better than average weather.

Sterling Avenue homes come on the market infrequently. The street is just one block long with many charming one level bungalows sprinkled with a few 2 story homes.

Sterling Avenue homes sale statistics show that only two homes sold in the last two years, one a split level bungalow with three bedrooms and one bath in excellent condition which sold for $605,000. The other bungalow was a single level 3 bedroom one bath which needed some updating and sold for $480,000. Both homes were not on the market very long, less than 20 days. Because of the desirability of the neighborhood house here don’t last long if priced right.
Many Sterling Avenue homes are on the Historical Building Study List which means that ”they are a historic resource distinguished by the architectural, historical, or environmental significance, eligible for inclusion in the State Historic Resources Inventory, and of secondary priority for inclusion on the list of Alameda Historical Monuments. Many of these are also eligible for listing in the National Register of Historic Places. Others would be eligible if design integrity were restored.”
Sterling Avenue even has existing streets lights which are also on the City of Alameda’s Historical Lights list. Being on the historical list means that any changes to the home must be reviewed by the City of Alameda’s Design Review Board.
Sterling Avenue is just one of the many attractive neighborhoods found in Alameda.

ALAMEDA MARKET REPORT - THE EAST END, which includes the Fernside District, has good schools, tree lined streets and charming houses where many buyers are looking for homes to buy. Homes in the East End are a mix of lovely Victorians, Craftsman, Mediterranean, bungalows and Tudor homes.

MONTHLY SUPPLY OF INVENTORY

The current August 2011 Monthly Supply of Inventory is down by 38% from August 2010. The monthly supply of inventory indicates the number of months it may take for the current inventory of real estate to be depleted at the present rate of sales. The absorption rate, or monthly supply of inventory according to the graph shown is 3 months. This figure indicated that at this time a seller's market exists in the East End of Alameda.
A declining figure indicates the inventory of homes for sale is decreasing since more homes are being sold than are coming on the market. A rising absorption rate indicates that there are more homes coming on the market than there are buyers willing to buy at the market price.

ALAMEDA WALKS - OLD ALAMEDA ORIGINAL SETTLEMENT
The Alameda Recreation and Parks Department sponsors ALAMEDA WALKS a program started in 2003. According to Patrick Russi, Recreation Supervisor, the goal of Alameda Walks was to get people out of their homes on Saturday mornings for a little exercise and a chance to learn a little about the city of Alameda.

DENNIS EVANOSKY AND ERIC KOS
Alameda Walks - Old Alameda Original Settlement will meet at the corner of Encinal Avenue and High Street on Saturday, August 20 at 9 am. The walk will be lead by Dennis Evanosky and Eric Kos and will last for an hour and a half.
Dennis and Eric will lead this 3rd Alameda Architectural Series of the original Alameda Settlement in the East End. Dennis and Eric are editor and creative director respectively for Alameda Sun Newspaper. They have thoroughly researched the history of Alameda and surrounding neighborhoods. They are always entertaining and have the knack of bringing history alive.
William Chipman established the new "Town of Alameda" in 1853. The town which was bounded by the present Santa Clara Avenue, Encinal Avenue, the Bay and Versailles Avenue. Dennis and Eric have all the colorful facts about the development of the original village and how it came to be the City of Alameda.
