DUMP THE CLIENTS WHO FAIL TO BE FAITHFUL
I had a conversation the other day with one of the fellow agents. She was informing that she had been working with this one particular buyer for 3 months now but nothing has panned out. She had taken them out to view at least a dozen homes but no offers were submitted. Nothing shown had met the likings of the buyers so they continue searching.
Here is where the odd thing occurred. While she was out showing another client a property, she ran into this same buyer at one of properties that held an Open House. She thought how odd that they were there. Maybe they were there by themselves as there was an Open House that weekend. A moment later, an agent came out of one of the rooms and asked if this buyer liked the property. THIS AGENT was not the one conducting the Open House. THIS AGENT was the one accomodating the same buyer she had been showing houses to for the past three months. Oh me oh my. What do you say to that?!
After this incident, this fellow agent decided that she would no longer be working with this buyer. Backstabber, two-timer, trader, you name it. It comes a point in time where you have to make the cut. Luckily for this agent, she found out later but better late than never.
It would be nice to have loyal clients. Sometimes, it may be difficult to do but you have to weigh the pros and cons and do what is best for you. Time is money so don't throw it away.

i just received my Hoarding Specilist Certificate from the Institute for Challenging Disorganization as a Productivity Expert and Peak Performance Coach. By obtaining the highest degree of certification in hoarding, and working with the hoarding community, I have gained even a better understanding of why people hoard, which are many.
If you go into a hoarder's home, you are probably extremely surprised to see the way some people live. When I read the book "Life in Rewind," it explained how a 17-year-old boy who was just an ordinary kid, couldn't be with his mom very much while she was dying of cancer, because the family thought he should continue with his teenage life. What the family didn't realize, was the son had his own way of grieving, and the family didn't allow him to be with his mother along her journey of leaving this earth.
The teenager went into a deep depression after his mother's death, because he wasn't allowed to grieve in his own way and ended up living in his dad's cellar with severe OCD (obsessive-compulsion disorder) in severe hoarding conditions and not taking a bath for 2 years. Then a Stanford doctor made house calls during those 2 years to help this young man. On the last doctor's visit, the young man saw the doctor cry because he didn't feel he had helped this young man. When he saw the doctor cry, he said he couldn't hurt this doctor and cared so much for him. So the young man decided to change at that moment, because he saw someone cared so much for him, like his own mother had done when she was alive, it was a life-changing moment.
The young man cleaned up, bought a new car, and met a young woman in a restaurant. The woman was totally aware of his severe OCD behavior (like it took him 3 hours to get up from a flight of stairs from the cellar to the front door and living area). This woman reminded him of his mother who was kind, caring and very loving. He then asked himself how he wanted to live in lif--with his OCD that was debilitating, or with a woman who reminded him of better times and a loving woman who reminded him of his mother. As you might guess, he chose the woman who made him happy and left the hoarding behind, and almost all of his OCD tendencies disappear. He now has 2 wonderful children. Love can do a lot.
The morale of the story: If you understand people's emotional state of mind, people's behaviors can be changed to live a happier and healthy lifestyle.

Can banks interfere with your Short Sale listings? Apparently, they can.

I never imagined this would happen but it did. I had a good offer on one of my listings and everything was going as planned. The negotiator sent over the approval letter and we were on track to close escrow. All of a sudden, the seller contacted me to say that they want to put everything on hold. The reason? The bank had sent the seller a letter indicating that they may qualify for a loan modification. This is after the fact that the seller's request for a loan mod had already been denied not once but TWICE. The seller is unemployed and has been so for over the past year.
Since the seller choose to see if they can qualify for the loan mod, the bank states that the seller has the right to cancel the short sale although we were in escrow and plan on closing shortly. The bank would revert the short sale transaction and starts the loan mod process with the seller. Wouldn't this be considered interference on behalf of the bank? The odd thing was that the negotiator is not even aware of this situation but informed me that if the seller choose to go with the loan mod they have the right. I can understand that if the seller has a job. If that is the case, I would definitely suggest the seller to attempt the loan mod process. However, without any job and being unemployed, I don't see how the bank is able to help the seller. This may only drag out the process and the house may go into foreclosure since the buyer has now decided to walk due to this unexpected situation.
There has to be some guidelines so that conditions similar to this will not occur in the future. But then again, banks work in mysterious ways. For banks to be able to do this, it will jeopardize many future short sales out there on the market. This will not only waste time for buyers and agents but ultimately put the seller through foreclosure.
