As of April 2nd, 2008 according to the Multiple Listing Service (MLS) the total number of active listings in Aliso Viejo totaled 312 homes (condos, townhomes and single family homes). This is up 20 homes from February 2008 with a total of 292 homes on the market. We have seen a nice pick up in Orange County home sales in February and March of 2008.
The inventory numbers are holding steady which is a good sign for the market. The FED cut interest rates by .75 basis points in March. This will help keep interest rates fairly low as the bond market decides what to do next. The new conforming loan limits were announced in March. The new conforming loan limit is now $729,750. This will definitely help buyers and sellers in the Orange County housing market. The former conforming rate was $417,000 which was well below the median priced home of $530,000.

The Aliso Viejo unofficial homes sales count for February 2008 was 33 homes sold for the month. That is equal to homes sold in the month of January 2008. That is down 38% from the 53 homes that were sold during the month of January 2007.
In comparison the highest amount of homes sold in 2007 was in March with a total of 86 homes sold. The lowest month for home sales in 2007 was in January with only 27 homes sold.
I feel that March 2008 is going to show more homes sold that in February and January because of the market picking up in February. I know that March will exceed February sales but I know that it will be under the 86 homes sold in March of 2007.

Total home sales for Aliso Viejo in Orange County CA finish January 2008 at a total of only 30 closed transactions. That is the second slowest month over the past 5 years. The lowest sales total over the last five years was in Septermber of 2007 with only 27 closed transactions.
February is off to a much better start ever since the FED cut interest rates. Buyers have come off the fences and started buying the first two weeks of February.

Aliso Viejo active listings of existing homes as of January 30, 2008 is currently at 310. This is down 33% from the peak of last year of 467 which was at the end of September 2007 but it is also up 9.5% from last January. The trend will be for this number to grow into the end of the summer. With the number of home sales trending down due to market conditions it will be interesting to see if we will exceed the last years peek of 467. In comparison to January of 2007, we only had 283 homes in Aliso Viejo on the market a year ago.
Seller's need to be realistic and must realize that they must have their homes in top condition, priced strategically and hire an experienced Realtor with and agressive marketing plan to get their home sold in today's market.
