Alpine Meadows is a small ski resort area that is just south of Squaw Valley, California, home of the 1960 Winter Olympics. Alpine Meadows is known for its casual, low-key atmosphere and beautiful mountain setting.

This small community is a mix of smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes, along with several condominium developments. Currently there are approximately 462 single family homes, 130 condominiums, with a year-around full-time populations of about 500 people**.

The Alpine Meadows, California single family home prices have dropped by -27.9% this year, and will most likely fall short of the 19 homes sold in 2010. Cash sale transactions have remained steady at 1 in every 3 sales, or 30% of the Alpine Meadows home market. The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) has increased to 1 in every 4 sales. Distress sales (bank foreclosures- real estate owned (REO’s) and short sales) accounted for 23% of all homes sold in 2011.

There were 7 Active* – available homes for sale in the Alpine Meadows area as of 10/29/2011. They range in price from $419,000 to $675,000. Port Wine BBQ Sauce

The Port Wine/BBQ sauce recipe is more of a cooking style than a recipe, so I will do my best to explain. This is for 2 chicken breasts or 2 pork chops.

Step 1: I recommend using either pork chops(bone in preferably), tenderloin, or chicken breasts. Season each side of the chicken breast/pork with a dusting(liberal or as desired) of Lawry's seasoning salt, garlic powder(you could rub in minced garlic), black pepper, and Chipotle seasoning.

Step 2: Heat skillet to a medium/high heat with extra virgin olive oil(2 tablespoons)to prevent sticking.

Step 3: Begin to fry meat and reduce to medium heat. Sear each side for 4 or so minutes to seal in juices and to help seasoning to stick to meat.

Step 4: Meat should be seared on both sides with the middle still needing to cook more. At this point you can remove the meat from the frying pan in order to start sauce or you can leave meat in pan and work around it, might be easier to remove meat.

Step 5: Add approximately 4-6 ounces of Port Wine, the better the bottle the better the flavor of the sauce, but a $10-$14 bottle is more than adequate. Heat should be on medium or medium high at this point. When the port wine starts to simmer add in approximately 2 tablespoons of your favorite BBQ sauce, I prefer "Sweet Baby Rays, Sweet n' spicy". Allow to come to a simmer and add meat back to frying pan. Continue to flip meat on each side so that the sauce starts to coat the meat. You can also spoon sauce onto meat as cooking.

Step 6: As meat is continuing to cook the sauce will be reducing and becoming thicker(medium heat). When the sauce starts to get thicker add a splash(2 or so ounces) in order to deglaze the pan. Dont forget to keep flipping the meat(more frequently at this point). At this point I like to add approximately 1/2 of a minced Serrano Pepper for extra heat(you could use any type of pepper). If you do not like very spicy food you may want to add less or nor add at all.

Step 7: Once meat is cooked give it a final coat of sauce using a spoon and serve.

This whole cooking process will take about 20 minutes, more depending on how low of a temp you cook with.

Alpine Meadows Condo Market is Heating Up

In Alpine Meadows, CA we are seeing a welcomed change in the condo/townhouse market as buyers are taking advantage of distressed sales and well priced listings. In the last 2 weeks we have seen 3 units out of 14 go into escrow and there are a few units that are in contract negotiations that will likely enter escrow within the next week! This is a significant jump for the market considering there were only 2 closed condo/townhouse sales in Alpine Meadows in the last 12 months.

One of the units that is now in escrow is a property that I wrote an offer on for one of my buyers, unfortunately we did not get the unit. After we submitted our reasonable market supported offer 2 other offers came in within 24 hrs and all of the sudden we were dealing with a multiple counter offer situation, a bidding war! My clients had a set limit with what they were willing to spend and unfortunately another buyer came in with a higher all cash offer and took the prize. So after 3 years of a weak condo/townhouse market in Alpine Meadows we are now dealing with multiple offers and bidding wars.

With the most recent sales, pending sales, and the current activity level on active listings it appears that we may have hit the bottom of the Alpine Meadows condo/townhouse market. Only time will tell but when there are only 2 sales in a 12 month period and then all of a sudden 3 listings go into escrow and another 2 are in contract negotiations it appears that the market is responding positively to price. If in 2010 there are no other sales besides the ones that are currently in escrow and the units that are in negotiations, then sales for 2010 vs 2009 will be up 60% year over year, and that's if there are no other sales in the next 10 months! To me it seems that we may be standing at the bottom with the market ready to move onward and upward.
