Yes, the property is VACANT but you CANNOT show it!!
Let's take a moment and read that again. I had called on a listing over the weekend to see if I can show this one particular property to a client. As I scrolled down the computer to read the remarks section for showing instructions, I noticed that it showed as VACANT. Great! I thought this would be an easy showing. As I read further, it states that it will be DRIVE BY ONLY. Come again?! This makes no sense. The property is a Shortsale, it is ACTIVE, it is VACANT, it is even FHA-ok'd (shown in the remarks section)and the listing agent stated that it is DRIVE BY ONLY. How can he sell it this way?
I attempt to call the L/A several times but no response. I even left a message to see if that would help but to no avail. I can understand if it was Owner or Tenant Occupied as sometimes the occupants do not want to be disturbed. But in this case, it is neither of those options. On top of that, there was ONLY 1 picture of the exterior of the house. It's going to be pretty difficult to decide what offer to write if it cannot be seen. The least that the L/A could have done would be to post several pictures of the interior.
I find this rather absurd. A VACANT property that cannot be shown.
An advice to sellers of shortsale homes, if your house is VACANT, it would be advisable to insist that your L/A put a lockbox or supra for ease in showing. This will help you get a buyer quicker as many buyers are not accustomed to submitting an offer SUBJECT TO INSPECTION. Besides, if the house is VACANT, why not make it accesible? It will do you justice in processing your shortsales as negotiations begin once an offer is submitted.

What Else is there to Anaheim Besides Disneyland
If you are considering buying a home in Orange County, Anaheim is definitely a place to think about. There are many considerations one should take into account when looking for their next home, aside from place of employment. Anaheim is the center of entertainment in OC: Disneyland and California Adventure, Disney Ice, Anaheim Angels (or whatever they’re called now), the Ducks, the Anaheim GardenWalk and all those other place residents never go to once they actually live here. Those are great to check out once in a while, but besides the world famous entertainment what else does the city have to offer.

Farmer’s markets are a must, and Anaheim has a great one. Located in Downtown, vendors sell fresh produce, baked goods and handmade crafts and original art.

Museums are always entertaining, and bizarre museums are even better. Check out the Hobby City Doll and Toy Museum for a random bit of entertainment. The museum’s collection goes back to the 19th Century from Barbie dolls to clowns to Star Wars. (Check out this review on YELP). Some find it a little creepy. No reason to move somewhere, but still fun.

The city has 47 parks to enjoy with the family. Also, Anaheim is home to two skate parks, which are essential for the kids and an two golf courses for the adults, the Anaheim Hills Golf Course and Dad Miller.

The Santa Ana River bike and walk trail runs right through Anaheim, allowing easy access to the beach and the surrounding cities – if you are willing to pedal the distance.
If you have to commute to work in Los Angeles the Metrolink located near the Angels Stadium will take your straight there.
Housing in Anaheim can accommodate a diversity of lifestyles and incomes. Anaheim Hills offers, what the city calls ‘executive living’ and ‘family enclaves’ in West Anaheim. There are also programs the city offers for people looking to buy their first home and ‘affordable housing’ for lower income residents.
This is just what the City of Anaheim has to offer, wait till you see what the surrounding cities have to offer also.

Wow - the market is surging with buyers for the low priced condos and for the low priced homes for sale. Just today we received 6 serious buyer contacts for condos in Fullerton and Anaheim at the $200,000.00 and under range. Fullerton real estate and Fullerton homes for sale have been in short supply, but the demand just keeps growing. Now buyers for the Anaheim homes for sale in the lower price ranges are swelling too. If we had 20-30 condos at $190,000 and lower, we could sell them all -- but they are not out there. And when we do find one , there is already 3-5 offers in at above list price. Tough market for the low end.
