Decisons, Decisions! New Construction Home or Pre-Existing Home in Antioch, CA? (Part I)
As with anything, there are decisions to be made when considering the purchase of a new home. Buying a home is a major purchase, one to be thought out very carefully. It is generally not an "impulse buy", but is one that will effect your life for many years to come. That is why it is imperative to weigh out this life changing decision very carefully.
Have you ever driven by a new construction home in a subdivision and thought, "I would LOVE to have a new home like that?" I would venture to say that a large percentage of the population have done that at one time or another. There is much to be said for newly built homes and there are many pro's to purchasing a new construction home. First of all the models are usually staged with lovely furnishings and upgrades , they offer a brand spanking new house that has not been previously occupied, and offer the ability for the prospective home buyer to add upgrades galore ,and in many cases if the house is not yet completed, to change the floor plan. There is also the ability to chose the outside ascetics of the home, as well as customized landscaping.
However, consideration must also be given to other factors. For instance in Antioch, there is what is known as Antioch Mello Roos Tax. According to the Contra Costa County Tax Office, this is a supplemental tax on homes built after 1989 in Antioch. New subdivisions often times have to install new infrastructure, such as Antioch parks, roads, Antioch Schools and street lights, thus incurring a more costly Antioch Mello Roos Tax. Often the Mello Roos Tax is a 20 or 30 year tax, or can continue indefinitely. The closer a new home is to say a street light, the higher the Antioch Mello Roos Tax can be. In other words depending upon the parcel on which the house sits, and its location in reference to the new infrastructure , this will determine the amount of the Antioch Mello Roos Tax. It is always wise to check with your Realtor or the Contra Costa County Tax Office to determine what the anticipated Antioch Mello Roos Tax will be on a new construction property you are considering to purchase.
Other factors to consider include the fact that there are many wonderful pre-existing homes on the market in Antioch, at a great value. Since 2005, Antioch has seen a significant change in the housing market. This has resulted in many Foreclosures, Auctions and Short Sale Homes. In Part I of this Series, we primarily discussed the pro's and con's of purchasing a new construction home in Antioch. Today in Part II, we will focus on the pro's and con's of purchasing a Pre-Existing home in Antioch, CA.
Antioch has a number of pre-existing homes in established neighborhoods through out the community. Although the majority of the homes in Antioch were built after 1990, there are a few neighborhoods built prior to that time. The homes in Mira Vista Hills, a lovely community sitting high among the hills above James Donlon Boulevard were built in the 1980's. Many of these homes have nice views, side access yards, mature and lush gardens and do not have Antioch Mello Roos Tax. The historic downtown area of Antioch has many homes which, although smaller than some of the new homes, have some nice features and many do not have the Antioch Mello Roos Tax.
Other pre-existing homes built after 1990 in Antioch include; Bear Ridge, Canada Hills, Country Hills, Eagle Ridge, Lone Tree Estates, Meadow Creek Estates, Prewett Ranch, Sterling Summit, The Estates at Black Diamond, Wildhorse, Wildflower, and Williamson Ranch just to name a few. Some of these pre-existing homes have updated and remodeled kitchens including granite counters, hardwood floors and stainless steel appliances. Some of these homes have Antioch Mello Roos Tax which has expired or is close to expiring in the near future. Depending upon the neighborhood, some homes may have such amenities as incredible views, close to hiking trails or Antioch Parks and schools, larger lots or smaller yards for those who prefer less maintenance, and close to major thorough fares for commuting and public transportation. There is great value in considering a pre-existing home to purchase in Antioch.
However, there are pre-existing homes for sale in Antioch that still have the Antioch Mello Roos Tax for quite a few more years. Some of these homes are dated in their appearance inside and out, however many of the homes can be purchased at an incredible value. Commuting Made Easy from Antioch, CA?
Commuting made easy? No, that is not an oxymoron if you use the alternative methods. Antioch is centrally located to go to points North, South, East and West. Think of major metropolitan areas, including suburbs, and you think of...traffic. Antioch is uniquely situated for commuting in any direction. With it's location in the greater San Francisco Bay Area, Antioch is a wonderful community in which to reside and commute to a number of any other cities or communities. Located in the East Contra Costa County Antioch offers a variety of public transportation.
For those who prefer the back roads versus the highways and byways, Antioch has access to those as well. These back roads from Antioch may take an extra few moments more, but the views and relaxation are certainly worth it. Commuting to Walnut Creek and Concord via a backroad is a wonderful example. From Antioch take Deer Valley Road south to Marsh Creek Road. Head west (right hand turn) on Marsh Creek Road and you will find yourself transported into a rural oasis. Marsh Creek Road is NOT a road for excessive speed, but one to be enjoyed. There are numerous twists and turns to the road which must be navigated at safe speeds. The two lane road lazily winds its way passed serene horse pastures, picturesque homes and ranches set back amongst the trees, as well as the back drop of Mount Diablo framing the drive. Your first sign of ciivlization comes as you draw near to the quaint town of Clayton which is reminicesnt of days gone by. The two lane road opens up to Clayton Road and other busy intersections which lead you to destinations beyond.
Commuting from Antioch does pose a challenge on both Highway 4 and Vasco Road. According to CalTrans there is work in progress at Highway 4 and Bailey Road and Railroad Avenue. Vasco Road has experienced ongoing road work since 2010 with the majority of it completed as of this writing. Alternatives to driving Highway 4 include, Tri-Delta Transit, BART or Park N' Ride. For the Vasco commute, many people find car pooling a great solution.
Antioch also has the famed Antioch Bridge heading northward toward Rio Vista, Fairfield and Vacaville. This tall bridge towers over the Delta and then gracefully eases down to the frontage road along the Delta. Draw bridges loom ahead as do local fishing spots and Island picnic and camping areas. Highway 12 intersects with the frontage road at Highway 160 where if you head east on Highway 12 you come to Lodi, the subject of a oldie' but goodie' song, "Back in Lodi Again." In west Lodi you have the option of taking Highway 5 northward leading you to Sacramento, Oregon and Washington, or southward to Los Angeles and San Diego.
