Town of Apple Valley
First Time Homebuyers- Down Payment Assistance Program
At this time, the Town continues to administer it's affordable housing programs. The Town of Apple Valley offers two programs to assist low, moderate and middle income homebuyers purchase their first home. The CalHome program is funded through the Housing and Emergency Shelter Trust Fund Act of 2006 to reduce the blight of vacant homes and expand the supply of affordable housing. Town assistance is provided to low-income homebuyers as a 0% interest loan, deferred for a maximum of 30 years.
The Neighborhood Stabilization Program Down Payment Assistance Program helps families buy foreclosed or abandoned homes within eligible Town areas. Town assistance is provided to low, moderate or middle income homebuyers as a 0% interest
loan, deferred for a maximum of 45 years. Funding is provided through the Housing and Economic Recovery act of 2008.
There are no monthly payments made on the deferred loans. Interested buyers should contact a Town approved participating lender to be pre-qualified for a conventional fixed-rate first mortgage. The lender will calculate the level of assistance to be provided by the Town before buyers meet with their realtor to select a home within an allowable price range in an eligible area.

A happy buyer and a happy seller makes for a VERY happy REALTOR!
8448 Milpas in Apple Valley, a house that sits on top of the world, well at least the valley has a new owner and is ready for new adventures. The new owner loves the sun room and watching the sun rises from the house in the morning.
It was the end to a happy day when Eric the new owner and Mary, the seller and I met at the house to officially pass the keys over and welcome Eric to his new home. In CA we do not, "table close". So many times the buyer and the seller never met. I'm not recommending every transaction work like this, but in this case the seller was there for all the inspections and was able to assist the buyer with and and all question that the buyer had.

Hello to everyone reading this.
This is my first ever blog post anywhere. I joined Active Rain back in June as a paying member. I have been a Realtor for more than twenty years. I started with Century 21 in 1991. I stayed there for several years and after two franchise name changes, I moved to Re/Max where I stayed for more than 15 years. I obtained my Broker license in 2006 and left Re/Max in 2009 to work for myself as Action Realty.
In future blog posts, I plan to include useful information about my local market and the areas I serve.

Hello Real Estate Fans!
Yes homes are selling in Apple Valley. Here is the news for Nov.2011.
There are currently 332 homes listed.
Of those 86 are bank owned.
76 are short sales.
Looking at the active listing of homes that are standard sales
74 houses that are under 2000 sq ft.
The average home is 1412 sq ft and is listed for $117,644.
94 houses that are over 2000 sq ft.
The average house is 2971 sq ft and is $305,831.
84 homes are listed as contingent. So there is an active offer with some issue that is keeping it from being in escrow.
There are 159 houses pending or in escrow, 56 of those are listed as bank owned and 38 are short sale.
About the solds.
There were 94 sales reported in Nov. as of Dec.1.
The average home was 1922 sq ft and sold for $115,750.
The lowest sale was $31,000 the highest sale was $315,750.
Selling at $98.8% of asking price and $65.20 a sq ft.
