IT'S SNOWING IN BIG BEAR, CA - AGAIN!!!!

Well, after two of the main winter months with no snow, we're up to our knees in the fresh powder. A winter storm blew in last night and I woke up to R-3 conditions - which means even All Wheel Drive vehicles must have chains!. Usually that's bad enough to keep everybody home! It worked on me, although I talked to others who felt they could safely navigate without them. We all remember road conditions this bad or worse which had R-2 conditions meaning if you had All Wheel drive and snow tires you were good to go.

About a foot to a foot and a half of fresh powder on this table top, 3 days before the beginning of March.

I imagine the slopes will be amazing, so if you like sliding down the face of a mountain, you might get on up here. In checking the road conditions, you will need chains, but all routes appear to be listed as open.

So, if you missed the snow before, it is positively fabulous right now. And if you happen to be thinking of buying a cabin here, theres a way I can help you get some of your vacation money back at close of escrow, so don't book your stay until you contact me.

One of the more important numbers on this summary is the price differential. At 98.38%, this tells me a couple things that buyers and sellers in Moonridge should note. First, most homes sold in Moonridge during this time period sold within 2% of the list price. Sellers that list their homes with a price cushion that exceeds 10% will not see the showing activity required to produce an offer. Buyers that offer 10 – 15% below list price will often be outbid. Knowing what the market value really is will be the difficult factor for both buyers and sellers. With 142 active listings in the Moonridge area, we are now at a 9.4 month supply. There are 19 home that are in escrow currently. During this same period last year we had 117 closed transactions in Moonridge. He Can Probably Buy, But He Didn't Think He Could - So He Almost Missed This Market

I got a lead the other day from one of my marketing pieces, spoke to the caller and told him the property was in escrow, but the deal was looking shaky. Yesterday I re-activated the property on the MLS and began calling people to let them know. One of those people I recalled told me he was looking for a rental not a purchase, and then he decided to explore his purchase options. My listing is two units in Moonridge and he saw some additional options for himself with it.

Come to find out that this self-employed man had been reading horror stories and felt that his self employment would require him to have a lot more money than he actually needed, and that maybe, if he could save up more money over the next year of renting, he might be able to pursue a purchase next year.

This was one more instance where I find myself thanking God, yet again, for my Loan Officer background, and for a really great Loan Officer that I now have to refer to.

We went through each aspect of his qualification. I plugged him into the mortgage calculator, and Voila! the numbers came back good.

I hung up the phone being told that his world was practically spinning with new options and possibilities he previously thought were not available to him right now.

He's now lined up to talk mortgages and payments with my referral partner, and we might know so soon that he is able to buy that I might be able to put this property back under contract! What's as exciting is knowing that this guy will be able to buy when prices are still low and interest rates are ridiculously good. Win, win, win, win...

This is the kind of stuff that makes me LOVE my job!
