East Bay Mortgage & Market Update for April 22nd 2011...HAVE A HAPPY EASTER!

Economic News: Wednesday’s Existing Home Sales numbers showed a 3.7% rise over last months level. Year over year saw a 6.3% decline most likely attributed to the tax incentives in place at that time. Keep in mind this is a national aggregate and with all real estate being local does not reflect many Bay Area communities. The Philadelphia Fed Survey is regional and the reading fell to 18.5 from 43.8 reported in the prior month. The underlying data suggest that Japanese shortages may be having a near term effect on output. Lastly, Jobless Claims fell 13,000 for the week and the four week moving average inched higher to 399,000. Next week has lots of reports on tap and with the Federal Open Market Committee announcement on interest rates taking place Wednesday both the bond and stock markets may be volatile.

Mortgage Markets: The Treasury and Mortgage Backed Securities markets are closed today. The 10 Year Note closed trading yesterday at 3.394%.

East Bay Mortgage Market Update for February 22nd 2011

Economic News: There were two reports today that began a holiday shortened but busy week for data. The S&P Case-Shiller HPI (Home Price Index) was not overly positive but contained pockets of good news. Consumer Confidence was reported well above the consensus figures and at 70.4 represents a three year high. The Wall Street Journal goes a little deeper into today's data with an article released this morning titled "Housing Needs a Good Spring in Its Step".

Mortgage Markets: The 10 Year Note has moved back under the 3.50% level and is currently trading at 3.479%. Mortgage Backed Securities are benefiting as well and interest rates have made a nice move lower today. The continued unrest in the Middle East, especially Libya, has contributed to a flight to quality in the debt markets.
