Summerset by Del Webb is a 1,000-acre golf community in the beautiful town of Brentwood, California. Throughout the 10-years this community was built, multiple home-builders constructed just over 2,000 homes. Del Webb was one of the builders involved with this popular California 55+ community.

In total, the development includes four unique age-restricted communities which combine to make up Summerset. Those four developments are known as Summerset 1, Summerset Palms, Summerset Vista and Summerset Orchards. Each of which has its own home owner’s association and its own private clubhouse amenities.

Summerset Homes are part of a popular 55+ Community in East Contra Costa County. Summerset Communities are gated communities on Golf Courses, with pools, club houses, hot tubs, billiards, biking and hiking trails, and a number of recreational activities.

Often times I look at trends from month to month and can miss the big picture of long term trends. Well here are some charts and figures for the last two years on a quarterly basis.

These numbers are for Homes in Summerset. There is probably still some reporting due on for the 4^th quarter of 2011, which could alter the numbers.

Prices and number of sales on Summerset Homes are up and down, tending to spike in the summer. There has been a gradual price decrease on a SF basis over the last two years. Although the 4^th quarter numbers of 2011 are down significantly, this should not yet be viewed as a downward trend in the Summerset Real Estate Market. The downward trend in pricing may be due to the sale of larger homes. Large Homes tend to sell for less on a SF basis and I think Larger Summerset Home Sales have picked up as people looking for an excellent quality of life at a good price are moving to Summerset in Brentwood Ca.

Reverse Mortgages are getting tougher!

I do not sell Reverse Mortgages, but I think they are a good option for some people in order to keep their home. But I never recommend them for people unless they have no other option as Home Equity may be needed for other expenses at a latter date.

Right Now there are 27 Summerset Homes for Sale ranging in price from $189,000.00 to $549,950.00.  These homes have been on the market an average of 105 days and are listed at an average price per SF of $184.66.

In August 10 Summerset Homes sold for an Average of $182.56 per SF and were on the market for an average of 96 Days.

In September the number of Sales dropped to 5; but the average price was $185.64 and they spent an average of 87 Days on the Market. 

The drop of in sales is more than likely a seasonal dip.  Prices are holding firm and the homes on the market seem to be priced close to actual sales price.
