There is a lovely Canoga Park home that offers 3bd/1ba on more than 9,000 sq. ft. lot. Beautifully remodeled and fully rehabilitated, this completely energy efficient home offers a brand new kitchen, new wood & tile flooring throughout, new windows & doors, a new tankless water heater and all new landscaping.
This lovely home is totally move-in ready and is just waiting for the right first time buyer to come along and fall in love with it!!!
Minutes from Pierce College as well as the wonderful shopping, dining and entertainment destinations in Woodland Hills and the Warner Center, this is the perfect starter home for that young professional. There is no competing with all cash investors either, this home is only available to eligible and qualified, low-median income individuals or families who are looking for their first home.

The best part is that this home is also eligible for down payment assistance through the Los Angeles Housing Department (LAHD) Neighborhood Stabilization Program (NSP). NSP down payment assistance is a "silent second", which means no payment until the home is sold or refinanced. For approx. $1,400 a month, eligible buyers can own this wonderful home. Consquently, comparable rentals for this area are going for around $2,000 a month.
No more having to overbid for some dump just so you can get your offer accepted. No more worrying about whether or not it will appraise for value and what repairs are going to be required. No more having to get pre-approved with the REO bank just to be able to make an offer. No more worrying about how much more money you are going to need to spend after the close of escrow just to make the house habitable.

While driving on Canoga Avenue yesterday, I noticed that the Borders bookstore was going-out-of-business. The large yellow and black sign prompted me to do a "U Turn" and double back to the store. I can't believe we are loosing another business in our community. This book store was one of my favorite hang outs. I remember seeing my neighbor and his three children one evening at the book store. He said that his family did not own a television set because cable was costly. He also said that since he did not have television, all three children were "A" students in school. The book store was a family outing for them. Because of technology, our society is moving at warp speed for better or worst. Like the cassette tape, a paperback book will be a thing of the past.
I understand that change is necessary. Whether I like it or not, change will happen. There are benefits to stop using paper to manufacture books, but there are other consequences to follow. How many will loose their jobs behind change? For many people, it will be hard to confront change.
As I stood in line, a man was behind me. His friend walked along side of him and said, "I love bookstores. It's a shame that in 5 years, we may not have anymore book stores." After I purchased my item, I wandered upstairs. The cafe has a yellow, "Do Not Cross Tape," surrounding the bar, where people once sat with their computers, drinks and books. On certain evenings, they would feature local performing artist. It was nice listening to music and sipping on my brew. The end of an era is upon us. Good bye Borders. I will miss you.
If anyone is interested in browsing the Borders for a few good deals, please visit 6510 Canoga Avenue, Canoga Park, CA 91303. Their contact number is (818) 887-1999.
This is really sad! If you are near downtown Los Angeles, California, please stop by and show your support. The Metropolis Bookstore will be closing its doors soon. The address is 440 South Main Street, Los Angeles, CA 90013. The contact number is 213 612-0174. Please call for store hours. We love our small mom and pop businesses.

Canoga Park, Ca. Real Estate / Homes for Sale / The first step toward ownership
Dear Mr. Mrs. Buyer,
Whether you’re buying for the first time or the tenth, if you‘ve decided the time is right to become a homeowner, the first step should be to visit a mortgage lender and get pre-approved for your mortgage loan.
Choose a lender you’ve been happy with in the past, choose based on a referral from a friend or family member, or call me. I’ll be happy to give you a list of mortgage loan officers who have done well by my clients.
There is a difference between lenders and loan programs, so it pays to take a little time making your choice.
You want a lender who will:
That last point may seem trivial, but it is important. You and the lender will be working closely together for a while, and you’re going to be revealing your personal information, so make sure you choose someone you feel comfortable with.
To save time, go to your first meeting prepared to discuss your financial situation. Take along your last couple of years’ tax returns, your last 2 or 3 pay stubs, your most recent bank statements, and a list of what you owe and what you own.
Before the lender can give you an actual pre-approval letter, he or she will have to get a copy of your credit report and FICO scores. And that’s OK. Even though you’ve read that every request will lower your scores, multiple requests from mortgage lenders all within a short time-frame will all count as one. The people who compile credit scores know that you’re shopping.
Each lender will have to give you a GFE – a good faith estimate – before you commit to using them. This gives you the opportunity to compare rates and fees between different lenders before making a choice.
If you have questions after reading those GFE reports, do ask the lender to explain them. And, if you still aren’t sure, just give me a call. I’ll be happy to go over them with you. You can reach me by calling (818) 926-5425 or emailing: Esperanza@esperanzabutler.com .
Becoming pre-approved for a mortgage loan is an important first step in purchasing your first home. Next time I write, I’ll explain why.
Yours truly,
Esperanza Butler
