Three bed room homes of standard quality are attaining rents between $1300 and $1500.00 consistently. 2 bed condos and duplexes are doing well also--rents range from $1000 to $1200.00. For some crazy reason this year, I've been slow on the uptake for putting up my holiday decorations. I've been in "Simplify" and "Less is more" mode all month!

However, this evening while I was gallivanting about on a couple errands, I came across this house on Lisa Marie Way in Carmichael. The homeowners are obviously CRAZY about Christmas!

If anything was going to make me feel like a slacker this holiday season, this abundantly decorated house certainly did the job!

Note the faces on the angels, choir and the various characters. Each one is different - no two are alike!

Market Report for Carmichael California - Is the market stabilizing?

It has been my experience that the most popular size of home selling right now in Carmichael, California is between 1500 and 2100 square feet. With that in mind, I prepared some graphs depicting the market in that size range, covering the period between September 2008 and November 2009.

The first graph tells the story of the inventory in Carmichael, showing the number of homes for sale each month, the number of homes sold (escrow closed), and the number of homes pended (in escrow). You can see that while September through November 2008 the number of homes sold was a very small number compared to the amount of listed inventory, those figures are changing, and for the last couple of months, inventory is way down and sales are up. This shows a market that is stabilizing.

The second graph shows the average price per square foot. Since some months may have one or two homes that are either in very poor condition or extremely upgraded, there are a couple of months that reflect unusual figures, but all-in-all, the price per square foot in Carmichael California seems to have stabilized as well.

The third graph shows about how many days the average Carmichael home stayed on the market before it sold, and the line with the diamonds reflects the average percent of the listing price that was obtained in the selling price. Assuming that a home is priced correctly, sellers can expect to get pretty close to that price. Of course these figures don't reflect what, if any, concessions were given in escrow. In March, 2009 there were a few homes that had been on the market for a very long time before finally selling, and they were clearly not representative of the average home on the market.

Over all, considering the figures of 2007 and much of 2008, compared with 2009, it is my opinion that the market appears to be righting itself. The tax credits have helped, of course, and anyone planning to buy in the near future should be sure to do so before April 30, because first time homebuyers AND repeat homebuyers BOTH get substantial tax credits until then. After that, the tax credits will be gone. That means that it is also a good time to sell, because the buyer pool is greater now than it may be after April, and inventories are down. The best time to sell is when buyers want to buy and competition is less. That is NOW!

Carmichael Real Estate & Golfing

Why would anyone who likes to golf not want to buy Carmichael real estate? Okay, so I can see if want to live, say, in Pebble Beach, but c’mon, if you want to be near lots of great golf courses, the river, shopping and, hey, only 20 minutes from Down Town Sacramento, Carmichael is the place to be.

So while there are a lot of great golf courses around Sacramento, my favorite one is in Carmichael: Ancil Hoffman. Ancil Hoffman is a large lovely course, with turkeys, geese and the occasional doe, roaming around like they owned the place. While I’m still not brave enough to take on the full 18 holes, I love to go to Ancil Hoffman driving range and work on my drive.

This morning, my 18 year old son showed me up like I couldn’t believe. Here he hits the ball and it just kind of makes that “click” sound that golfers far and near can relate to. His golf ball sails into the sky and you can almost hear it whistle as you begin to lose sight of it. All you know for sure is that it’s near the sign that indicates 200 yards. And then there’s me.

While my sons “fly balls” remind me of a triple homerun (if it were a baseball game), then my drives, which are really ground balls, are reminiscent of the old show “Bowling for Dollars.” Seriously, I have been golfing since this kid was in grade school and he approaches the Tee like a pro with the most picturesque swing I’ve ever seen (sans Tiger, that is J)

Leaving Ancil Hoffman, I admire all the homes, with owners so close to my favorite golf course that they could swing, er, I mean walk to the driving range. And maybe they do, who knows? All I know for sure is that when it comes to Carmichael real estate, I always envy those folks so near Ancil Hoffman Golf Course, but for now, I’ll settle for driving to the driving range.
