If you're thinking of living in Carmichael, California, have I got some good news for you; it's awesome!
Of course, I am a little bit partial since I have lived here for so many years, but the pleasures of living in Carmichael are many.Some of the great feautures about Carmichael include our wonderful brand new Library, Ancil Hoffman Park, with its 85-acres of nature study and horseback riding trails (bike trails too!), and the Effi Yeaw Nature Center.
The Ancil Hoffman Golf Course is glorious, as are the Jenson Botanical Gardens. Besides the great river access, we have excellent shopping, dining, California Family Health and Fitness, and Carmichael is home to the San Juan School District, ranked as one of the top school districts in the country! Why would anyone who likes to golf not want to buy Carmichael real estate? Okay, so I can see if want to live, say, in Pebble Beach, but c’mon, if you want to be near lots of great golf courses, the river, shopping and, hey, only 20 minutes from Down Town Sacramento, Carmichael is the place to be.
So while there are a lot of great golf courses around Sacramento, my favorite one is in Carmichael: Ancil Hoffman. Ancil Hoffman is a large lovely course, with turkeys, geese and the occasional doe, roaming around like they owned the place. While I’m still not brave enough to take on the full 18 holes, I love to go to Ancil Hoffman driving range and work on my drive.

This morning, my 18 year old son showed me up like I couldn’t believe. Here he hits the ball and it just kind of makes that “click” sound that golfers far and near can relate to. His golf ball sails into the sky and you can almost hear it whistle as you begin to lose sight of it. All you know for sure is that it’s near the sign that indicates 200 yards. And then there’s me.
While my sons “fly balls” remind me of a triple homerun (if it were a baseball game), then my drives, which are really ground balls, are reminiscent of the old show “Bowling for Dollars.” Seriously, I have been golfing since this kid was in grade school and he approaches the Tee like a pro with the most picturesque swing I’ve ever seen (sans Tiger, that is J)
Leaving Ancil Hoffman, I admire all the homes, with owners so close to my favorite golf course that they could swing, er, I mean walk to the driving range. And maybe they do, who knows? All I know for sure is that when it comes to Carmichael real estate, I always envy those folks so near Ancil Hoffman Golf Course, but for now, I’ll settle for driving to the driving range.

I have been very successful in renting out single family homes in the Carmichael area this month--typical vacancy time has been 3-4 weeks which is good in this economy but about average for this time of year. Rents are ranging from $1250 to $1500 for 3 bed homes (the latter is for larger homes with well manicured lots, upgraded, etc). Applicant response is very good in comparison to some other communities.

Because I think that the glass is more full then it is empty, I’ve been challenged to remain positive as I see so many Sacramento residents losing their homes. Sacramento has more short sales and foreclosures then ever before in its history.
The reason I started my recent Sacramento-based radio show was and is to shed some sunshine on Sacramento residents through upbeat ideas, interviews and outlooks, so it wouldn’t be very good of me to not at least try and find a positive seed in the Sacramento housing market.
First off, let me say that my heart and prayers go out to those who have lost their homes (or jobs). I can’t even imagine, nor do I want to, but this is very real for more people than we like to think.
In trying to find a nugget of gold, I think of the newlywed couple who I could help find their first home because prices were finally low enough. Or the other young couple who have bought their second investment property from me and feel more secure in their future…even if they were hit doubly with mandatory state furlough. Then there was that nice construction worker who just went through a terrible divorce and he just wanted a home to call his own.
I was able to help these people because of the current situation.
So I guess what I’m saying is that there is a season for all things. Here in our beloved Sacramento we have seen both the light and the dark, and in my opinion, which you choose to see depends on which end of the looking glass you are seeing through. I say we see the glass as half full and maintain an attitude of gratitude (because there is ALWAYS something to be grateful for), and trust that everything will turn out okay.

Could the weather be any MORE gorgeous! I want to just sit outside and soak up the sunshine.
