I just listed another short sale home, this time in Carmichael, and even managed to stop off for a manicure. With my days, it's hard to squeeze in time to get my nails done. Jeopardy was on the TV at the nail salon. I'm always astonished when I know the questions on Jeopardy, especially when the contestants don't. For example, I knew that a cat who drapes in your arms is a ragdoll. I also knew the airport in Seoul is Incheon. But that's because I've been to South Korea and I love cats. Not because I store a vast amount of trivial information in my brain.
I wasn't watching the categories, but that's the secret to Jeopardy. I was trying not to smush my wet nails into the fan. I also wasn't paying attention to the final category; however, I did hear the final answer. It was: "She was born in 10,000 BC on February 22 at 6 pounds, 12 ounces." I knew the question. Instinctively. It made me all excited. The question was: "Who is Pebbles Flintstone?"
You know, there aren't very many game shows on TV anymore. Maybe they're all on the game show channel. When I was a kid and stayed home sick from school -- OK, maybe I played hooky a lot -- I watched game shows all the time. I loved Truth or Consequences, Queen for a Day, Let's Make a Deal and Concentration. There is a correlation between some short sales and Let's Make a Deal.
For example, when I pulled up to the townhome complex in Carmichael, many of the doors looked identical to each other. It made me wonder what one would find behind door number 1, door number 2 or door number 3. I often laughed when door number 3 revealed a goat. When listing a Sacramento short sale, I rarely know in advance what I will find. Will the listing be a turn-key home, a home in need of repairs or a home where a rat wouldn't live alone?
Turns out my new short sale listing is a beautiful townhome, ready to move into. It's located in the Casistas Manzanita complex, which has 3 pools and tennis courts in its homeowner's association. The dues are reasonable as well: $173 a month.
It features 3 bedrooms on the second floor, a guest bath on the first floor and 2 full baths upstairs. The floor plan is open, bright and cheery. Built in 1971, this townhome has been updated a bit with a few newer light fixtures, ceiling fans and Berber carpeting. The sellers moved the washer and dryer out of the kitchen and gave those appliances their own room. In the space vacated by the washer and dryer, the sellers installed another base and wall cabinet with a built-in microwave.
The home has almost 1,400 square feet and boasts a covered patio plus 2 parking spaces, one of which is covered. It's close to parks, shopping and a medical center, just north of Madison.
This townhome is perfect for a first-time home buyer or investor who doesn't want to pour a lot of money into updates or make repairs. It's a great space for roommates to share as well.
6104 Via Casitas, Carmichael, CA 95608 is offered exclusively by Lyon Real Estate as a short sale at $95,000. For more information, call your Sacramento short sale agent, Elizabeth Weintraub, at 916 233 6759.

Forgive the video quality, but hey, I’m a real estate agent not a film producer!
Well, it’s time for my weekly Sacramento business pick. If you’re in a Sacramento business that you think deserves kudos, just let me know and I’ll check it out (it’s gotta really be good though, in order for me to recommend it to my readers and listeners!)
Today’s pick….. hat’s off to FAST SIGNS on Watt Avenue. Fastsigns® – Signs and Graphics www.fastsigns.com 624 Watt Avenue, Sacramento – (916) 488-4222
Robby Ricks, the owner, is a fellow Successful Thinker (successfulthinkers.com) and runs one heck of a sign shop. Seriously, I came in, not sure at all what I wanted, and they hooked me right up. And by the way, the prices rocked.
The last decals I had put on my back window cost more and, I might add, the folks weren’t nearly as customer-oriented. Here’s a cool video I found online that was done at Arden Faire Mall: http://www.facebook.com/video/video.php?comments&v=1334572293851&ref=mf
So what did I get? Well, for one thing, I had the words “Real Estate” put on a purple banner for both car doors, and then I got decals for the back window of my rig that say, “BuyInSacto.com.” That will be just above the almost-need-a-new-decal below that says, “www.SellinSacto.com. “ Besides the price and the convenience, FAST SIGNS is there to help.
I honestly didn’t have all my ducks in a row went I went in, but had a general idea of what I wanted. Not only did the nice young man who helped me give me his feedback, but he had some great suggestions that I think will look really nice.
FAST SIGNS does ANY kind of sign (OK, not electrical). Seriously, while I was inside the store, I found myself reading banners, tent signs, wall signs, store signs, cute little tiny signs. I mean, it’s a sign store for, Pete’s sake, so what would you expect? Whatever you need, FAST SIGNS can help you out. The technology now days is crazy-good, fast and colorful. If nothing else, just take a stop in and see all the neat things they have on display….you’ll probably be like me, wondering where else you could put a sign, just because you’ll want a bunch.
I also gave FAST SIGNS on Watt and Fair Oaks, and Robbie, a little radio love today at the very start of the show….why not tune in and see what we said…hey, why not listen to the whole show anyway? It was on health today and very interesting. www.inLoveWithSact.tv
That’s all for now and Happy Wednesday! Tamara

Why would anyone who likes to golf not want to buy Carmichael real estate? Okay, so I can see if want to live, say, in Pebble Beach, but c’mon, if you want to be near lots of great golf courses, the river, shopping and, hey, only 20 minutes from Down Town Sacramento, Carmichael is the place to be.
So while there are a lot of great golf courses around Sacramento, my favorite one is in Carmichael: Ancil Hoffman. Ancil Hoffman is a large lovely course, with turkeys, geese and the occasional doe, roaming around like they owned the place. While I’m still not brave enough to take on the full 18 holes, I love to go to Ancil Hoffman driving range and work on my drive.

This morning, my 18 year old son showed me up like I couldn’t believe. Here he hits the ball and it just kind of makes that “click” sound that golfers far and near can relate to. His golf ball sails into the sky and you can almost hear it whistle as you begin to lose sight of it. All you know for sure is that it’s near the sign that indicates 200 yards. And then there’s me.
While my sons “fly balls” remind me of a triple homerun (if it were a baseball game), then my drives, which are really ground balls, are reminiscent of the old show “Bowling for Dollars.” Seriously, I have been golfing since this kid was in grade school and he approaches the Tee like a pro with the most picturesque swing I’ve ever seen (sans Tiger, that is J)
Leaving Ancil Hoffman, I admire all the homes, with owners so close to my favorite golf course that they could swing, er, I mean walk to the driving range. And maybe they do, who knows? All I know for sure is that when it comes to Carmichael real estate, I always envy those folks so near Ancil Hoffman Golf Course, but for now, I’ll settle for driving to the driving range.
Ta ta for now,
Tamara
