The months of supply of homes for sale is extremely low for single family homes in Chino Hills. From January 2009 to January 2010 the supply of homes for sale has decreased by 53%. We currently have a 2.4 month supply of homes, thus making Chino Hills a seller's market currently.

The supply and demand for single family homes shows us that the supply is down 50%, the demand for single family homes for sale is up 3%. Although demand has not shot up tremendously, the fact that the supply is substantially lower is what continues to drive prices upwards and stabilize the local market.

The New Draft of the California Residential Purchase Agreement (RPA) Leaves Undeniable Clues About What's Become Important in The Negotiation

Now reading contracts does not exactly excite me, but we must all admit that if you intend to legally conduct business AND actually keep your license we must take a look at a contract here and there. New drafts of the RPA are looming about at http://www.car.org/legal/standard-forms/rpa-study-group-input/ Like I said, albeit not very exciting, I finally had a chance to really read through the draft of the RPA. Perhaps I was just looking for something to amuse myself, but I came across an interesting change. Take a look and ponder this with me. Paragraph 8 C caught my attention.

8. ITEMS INCLUDED IN AND EXCLUDED FROM PURCHASE PRICE:
A. NOTE TO BUYER AND SELLER: Items listed as included or excluded in the MLS, flyers or marketing materials are not
included in the purchase price or excluded from the sale unless specified in 8B or C.
B. ITEMS INCLUDED IN SALE:
(1) All EXISTING fixtures and fittings that are attached to the Property;
(2) Existing electrical, mechanical, lighting, plumbing and heating fixtures, ceiling fans, fireplace inserts, gas logs and grates,
solar systems, built-in appliances, window and door screens, awnings, shutters, window coverings, attached floor coverings,
television antennas, satellite dishes, private integrated telephone systems, integrated home theatre system (except as
specified in C below)
air coolers/conditioners, pool/spa equipment, garage door openers/remote controls, mailbox, inground
landscaping, trees/shrubs, water softeners, water purifiers, security systems/alarms; and
(3) The following items: ________________________________________________________________________________

(4) Seller represents that all items included in the purchase price, unless otherwise specified, are owned by Seller.

I bolded the two changes. Funny how home theatre systems, i.e. flat screen tvs and speakers have obviously become real points of contention. Changes and revisions always leave the clues as to where the hot buttons and sources of lawsuits have been in the past. This just made me think of how much we as a society seem to value those flat screens and all the equipment that goes along with our home entertainment. Who would have ever thought that tv equipment would become an area of negotiation when it comes to buying a home? Go figure!

The months of supply of homes for sale is extremely low for single family homes in Chino Hills and has remained consistently low over the past four months. From this time last year, the supply of homes for sale has decreased by 79%. This is an additional 6% decrease since November 2009.

The supply and demand for single family homes in Chino Hills also shows us that the number of single family homes for sale is down 50%. This actually shows a 5% increase in supply since November 2009. The number of homes sold (demand) for single family homes has decreased by 7% over the last year.

Over the past year the median sales price has decreased by 2%. This resulted in a price difference of approximately $9,900 less net for sellers. Since last year, the average days on the market has decreased by 51%. Homes remained on the market an average of 43 days for the month of December. This means that since December of 2008 homes are on the market 39 less days than they had been!

Over the past year the median price of homes for sale has moved up by 5% while the median sold price has decreased by 3%. Therefore, this means that while sellers are pricing their homes for $23,000 more this December than last December, sellers are receiving 2% less on their sales price than they had one year ago.
