Looking at today, August 1, 2009, Amador County has 489 current active residential listings of homes for sale, ten more than the 479 on July 1 and 22 more that the 467 on the first of June.
These listings have an average asking price of $ 378,356 up about one thousand dollars from $367,624 on July 1st.
The average number of days on market for these listings is 222 days, up 5 days from July first’s 217 day average. This has not really changed much in the last few moths.
In the last month Amador County has had 69 new listings and 34 listings have sold. That is up over 6 % from June’s 32 sales. Small growth but some…
Twelve listings tie for the median priced house for sale in the area. Three in Ione, three in Pioneer, two in Jackson, and one each in Sutter Creek, Plymouth, Pine Grove and Volcano. Each is offered for $299,000.
The lowest priced home for sale in Amador County is a bank owned 1/1 in central Jackson, Most likely a tear-down, with an asking price of $14,900. It is unlikely that this one will finance. Although the land is right across the highway (and creek) from the shopping center.
The highest price home in the area remains this month, the “turnkey operation”-producing producing vineyard in Fiddletown, on over 137 acres with a 3250 square foot 5/2.5, with an asking price of $5,100,000.Come out to see the golden hills of summer around Ione, or cruse up to the quiet trees in Pine Grove or Pioneer. Last Sunday I seized the opportunity to paddle the Electra Run of the Mokelumne River. This rafting trip was a rare treat hosted by the Foothill Conservancy and OARS river outfitters.
Recently East Bay Municipal Utility District has proposed, among other options, the raising of the Pardee reservoir dam, flooding much of the Mokelumne river. Now, although The East Bay communities have done an admirable job of conserving water so far, growth in the area is assured and with that growth comes the need for more watter. Pardee has been a valuable drinking water storage facility for decades, it has also been a bone of contention, but in general EBMUD (and the East Bay People) have done a good job of working with the locals here in Amador and Calaveras Counties.
I'm posting this video, produced by a fellow paddler and all around cool guy Mike E Wier to help bring home one of the threats that that growth poses. I'm not saying stop building, or anything as drastic as that, I just want to point out one of the magical places that could very easily disappear if people don't go out of their way to notice and protect it.
I for one am proud to be doing my small part to help. And I got to enjoy a terrific morning on the river!

As one travels East on Highway 16 from Sacramento, they journey through little California Gold Rush era towns with names like Slough House and Bridge House, before reaching the Highway 49 turnoff heading south. About 35 miles from Sacramento, travelers reach Amador City, three miles south of Dry Town, 2 miles north of another historic community, Sutter Creek, and just 4 more miles on into Jackson.
A favorite activity I have with a few of my grandkids, is to have them visit me for a "Paint Your Wagon" weekend. For those of you who remember the old 1970s Lee Marvin movie by that name, you will recall it as a hilarious comedy of California Gold Rush antics in "fictitiously" named "No Name City" - which I am certain is a spoof on Jackson, California (approximately 6 miles from Amador City). The kids and I generally start off Friday night watching the flick while picnicking and camping out on my living room floor. The next morning we rise early, jump in the car, and head to Gold Country, to explore, visit mines and caverns in the area, and to dine on ice cream.
Between Sacramento and Jackson, there is a daisy chain of these little gold rush towns and communities steeped with rich mining and pioneer history.
Even before the California Gold Rush was spurred by the discovery of gold at Sutter's Mill in Coloma, John Sutter had a lumbering operation in the vicinity of Amador City.
When I view old photographs from the 1860s to present day, I am amazed at how little change has come to the little community. The major change is the paved road that now occupies what was once only dirt.
Amador City is named after Jose' Maria Amador, who with his companions set up camp in 1848, to collect gold from the creek bottom. Amador was well-known as a ranchero from the Livermore Valley. He had left his comfortable home in search of riches in this wild Sierra Foothill countryside.

The Pine Grove and Pioneer areas of Amador County have 158 current residential real estate listings for sale. Right now the average asking price in the area is $312,558 and the average time it is taking to sell a home is 185 days. In the last month 22 houses have been listed and 16 have sold. The average price of the houses that sold was $192,518.
Two homes tie for median price right now, both are in Pioneer offered at $275,000. The first, a short sale two story 3/2 on better than 2.5 acres in the pines comes with an over sized garage and a generator. The second is not a short sale or REO (bank owned) It is an incredible energy efficient custom built home with radiant flooring thru out & a partial radiant heated driveway...Seller says they will pay electric bill for 3 yrs. if bill exceeds $50 a month for a family of two” How’s that for a challenge!
A manufactured two bedroom two bath in Meadow Pine East is the least expensive home listed in the area, asking $20,000 with $490/month space rent.
The priciest listing in the Pine Grove/Pioneer area is 3-bedroom four-bath 4200 square-foot beauty with great views and all that upcountry charm. offered at $1,875,000.

This month Ione has 61 active listings, down from last month’s 70 listings. The average listing price in Ione is $278,902 and houses have set on the market for an average of 158 days, up slightly from last month’s 152 days. In the last month Ione has had 6 new listings and 5 listings have sold. Both numbers down a little from last month.
Four homes tie for Ione’s median price listing offered at $249,900. All four are in the Castle Oaks development by JTS. Very close to the golf course and in Kaiser service area. These are all new homes and can qualify you for up to $18,000 in tax credits right now! You might even use the tax credit as part of the down payment...
Ione’s least expensive home listing is a 3 bedroom 2 bath manufactured home in “The Oaks” park offered at $34,950 including land.
The highest priced listing in the area is stunning custom 3 bedroom, 5 bath estate in the hills just East of town. It is offered at $1,199,000 down from an original price of $1,450,000.
