Lately, I have been showing a few clients around the Eureka, CA area in search of homes and properties for sale that are "bank owned" or REOs or in other words, foreclosed properties. It is easy to search and find the best foreclosure properties for my clients because I also do what are called Broker's Price Opinions or BPOs for banks and companies requesting my services to estimate the value of a home before putting it on the market as a foreclosed listing. With this insight into potential and future foreclosed properties, I am able to assess what might be coming up on the market and will soon become a foreclosed listing.

During the past year, I have noticed more and more properties and homes for sale by banks because they are not able to sell them at auction, and so, the banks are responsible for having these properties cleaned and de-trashed, then finding a good broker that does BPOs to get an idea of how much the home should sell for in the current market, so that they are able to make more informed decisions about how much the property should be listed for.

I love working in real estate and working on both sides of the equation, both getting that Broker's Price Opinion for the banks, lendors and anyone who requests a BPO in the Eureka area, and also, being able to show my clients these foreclosed properties later on, when I know that I have already conducted an analysis of the market value of the property and know the property inside out.

Well, it has been very nice weather for the past several weeks with no major rain storms. I just received an update from one of my Eureka CA weather contacts that the weather is about to change.

Yesterday, the Eureka National Weather Service office advised they are expecting a rain event to move in Monday night continuing into Tuesday.

Most rain will fall to the south of Humboldt County, but, we are still looking at 3-4 inches of rain possible in the Eel River Basin. No flooding is expected and rivers may rise 3-5 feet. It will be windy at 20-30 mph along the coast with stronger winds in exposed areas and hilltops. There may be some localized flooding in small creeks and urban flooding near storm drains. For the most up-to-date event information, you should monitor the NWS Eureka web site at http://www.wrh.noaa.gov/eka/

$8000 government tax credit to be allowed as downpayment assistance on fha insured mortgages

Today was a good day. I have just showed a house tonight to a couple who plan on using the $8000 government tax credit to help with their purchase. I'm happy they will be able make their offer on their first house with this help. I have known the couple for a couple years now and they have had to keep saving and saving for their down payment, but family emergencies kept taking that dream away from them.

I am happy that this program to help home buyers is still available, at least until December. I think that buyers who are still hesitating should make their move now and purchase a home before this program ends.
