With all the bad news hitting the media about the softening real estate market, the sub-prime mortgage debacle/crisis, foreclosures hitting an all time high, and then just this past week the whole Bear Sterns mess, it was uplifting to read about something positive.
Positive? Yes positive. The affluent investors are tapping into their multi-million dollar homes to invest in various types of real estate, because prices have come down, loan rates are low and many loan options that would not be recommended for the less affluent borrower, are seen as great tools for the affluent investor. Definitely check out this article that was printed in the New York Times today, called Tapping a Flow of Cash from the Credit Crisis. Let me know what you thought of the article. Very enlightening.
This even applies to our local Humboldt County Ca real estate market. More folks are starting to see that our home prices have come down and for those who have available cash to invest, they're looking at Humboldt County Ca as a good real estate market to invest in.

I have to admit, I’m a big fan of Jennifer’s soulful selling philosophy and her open checkbook policy, as well as going above and beyond to do the right thing for your client whether it’s your responsibility or not (within reason of course).
I represented a landowner who wanted to sell his ranch. At the time I was a fairly new agent and so I teamed up with a more experienced agent in our office. Our marketing attracted a developer who agreed to an initial due-diligence period offering my client a non-refundable $1000 fee for his time. The buyer never deposited the earnest monies into escrow, despite my efforts to get them to honor the contract, and in the end decided not to pursue the property.
Now, it may only have been a measly $1000, but that $1000 mattered to my seller, and why shouldn’t it. So, I made a decision to pursue the money rightfully owed to my seller per the buyer’s contract and if in the end my efforts were unsuccessful, guess what….where’s that checkbook?
Funny thing though, when I asked the other listing agent if he would split the $1000, he told me it wasn’t our responsibility and that my time would be better spent finding my next client. He might be right and I respect him for his opinion. But my gut told me that the right thing to do in the end would be to write my seller a check. And my gut instinct is almost always right.
PS. Luckily my efforts paid off and the buyers did honor their commitment and sent my seller a check in the mail.
