Food for thought

Robert Menchaca: Real Estate Agent in Tulare, CA

Have you ever had a buyer that stuck out in your head and had there number but didnt remember there name??? What is the best way to go about getting there name without embarassing yourself? You have been talking to them, or they have come by your office several times. I think an easy way to do it is to have them fill a form, or some kind of sheet with there info. Just let them know you are updating files, most of the time they will. BINGO!!! You just got there name!

Commission

Does anyone out there get a lot of heat from friends and family members about your job? I always seem to get the same thing...Do you work Monday-Friday? Answer is no, I don't it's a 7 day out of the week job! The other is how much do you get paid an hour...I don't get paid by the hour, it's commission only!

I guess what I'm trying to say is that not everyone will understand our profession. I love doing what I do. We are kinda like a doctor, doctors just dont stop being a doctor, they are doctors 24/7! And we are Realtors 24/7. Some of my friends think I'm crazy because all I think about is Real Estate, but at the same time it's everywhere we go, we can't escape it! I would consider us risk takers. Look at everyone that owns there business they are risk takers as well. Most very successful people take a risks and are there own boss. I'm sorry but I don't want to go back to the same boring 9-5 job. No excitment in that!

It's funny because I'm in the business but at the same time I don't own a home yet! I know, I know I need to buy but paying off my bills will come first!

REO Agents

Jeremy Garcia: Real Estate Brokerage in Tulare, CA

I just finished an REO mastermind this afternoon in my office with 4 of our REO agents. The discusion was all about being an REO agent and what the pros and cons of the business are and how to optimize that business for the most profit possible while still maintaining a balanced life. The undertone of the meeting was even thou it is a lot of work dealing with asset managers and banks that they still felt very fortunate that they had the REO business. I believe a lot of real estate agents would love the opportunity to be a listing agent of REO properties. The one thing I learned today is that there is no secret of how to obtain REO listings it just takes a lot of hard work and you have to prove to the asset manager that your willing to work extremely hard for the business. Being a listing agent is and always will be a big part of being a real estate agent. So in this market there are really only 2 choices to list properties and that is short sales or REO's. One of our agents hasclosed 4 transaction in the last 45 days all from sign calls from there REO listing's, these listings have also sold. Bank owned property is just to big apart of the real estate business to ignore right now.

Open house

Robert Menchaca: Real Estate Agent in Tulare, CA

So has anyone out there been doing open houses? In todays market you really don't see much open houses. I think, that now would be a perfect time to do an open house! Especially if its a short sale or REO. Right now is the time to buy! so Why not have an open house...

Hello to everyone out there! I decided to venture into resale and decided to join a great team! I was in new home sales for the past 2 and half years and decided to venture into resale! Resale is the same as new home sales but not at the same time (If that makes sense) Does anyone out there give me some pointers on getting started? One thing that I have learn is the no matter what company you are with, we all have to work together to make our clients happy!!! I'm more than happy to share ideas with any and everyone! Scary but very exciting at the same time!
