My last and final post would be if you put your mind to it you can be successfull. I started my quest to reach the top of the page and stayed with and reached the top of the page. I am really starting to actually get sick of typing words to reach the top of the page i am hoping that the staff of active rain can help me with my quest and give me a couple thousand points so I can stay at the top of the page thanks again

I should reach the top after this post here. I can only hope that the active rain staff does not take me from the top of the page and leaves me here because I can really use the work. I would like to again thank everyone who was with me as I began earlier today reaching the top of the page. I would like to first thank the staff at active rain and my mom and dad for being a part of me actually getting to the top thanks to all.

Tulare County Real Estate is no longer in a sellers market!

I'm happy to announce that as of October 2008 based upon MLS statistics we are no longer in a buyers market and we have transitioned into a neutral market. To be what economist call a buyers market you have to have more then 6 months of inventory of homes for sell, which we have had for the past 18 months. But as of October we now have 5.6 months supply of inventory, which is what the same economist call a neutral market. This is when the market conditions neither favor the buyer nor the seller. This is good news for the home owners who have watched there equity decline 37% over the last 11 months it seems that we have hit the bottom of pricing. This may not be good news for the buyers that are in this market because the quality and the quantityof homes that they have had to choose from for the last 6 months will be declining threw out 2009 and allot of them may not realize it until we are going the other direction. I now see in my office multiple offers on many of the well priced properties signaling to me that prices do not need to come down any further to sell.
