Oxnard Residents Pay Attention!

If you are an Oxnard resident or planning to travel to Oxnard this weekend, please take note that one of the busiest intersections in Oxnard will be closed this Saturday, March 3 at beginning at 6am through this Sunday March 4th opening up at 6pm on Sunday.

This closure is required for maintenance of the Union Pacific Railroad tracks. The upgrade is part of a $10.6 million project to fix tracks and crossings on a 60-mile stretch between Camarillo and Santa Barbara.

Motorists are advised to avoid the area but if you must be in this area on Saturday or Sunday, there will be posted signage indicating the following detour routes:

  • If you are traveling east on Gonzales Road toward Oxnard Boulevard you must either take a right (south) or left (north). If you go south you will be directed to Fifth Street and then east to Rose Avenue.
  • If you are traveling east on Gonzales Road toward Oxnard Boulevard and you decide to go north, the signs will direct you to Vineyard Avenue, south on the 101 freeway to the Rose Avenue exit.
  • If you access the Toppers Pizza center located on the north west corner of Gonzales Road and Oxnard Boulevard, you will be directed to exit using Bahia Drive south and then choose which direction you will go on Gonzales Road.

Oxnard PD traffic officers will be in the area during peak hours to address any traffic congestion issues should they arise.

Additional railroad maintenance closures will occur over the next few weeks and the public will be notified in advance of those closures.

The data illustrated below shows the Ojai and Oak View Real Estate Market Trend inching its way up, with inching being the keyword here. After the huge gains shown in 2006 & 2007, the Ojai and Oak View Real Estate Market suffered price depreciation like most of the nation, but has weathered the storm well and I think that is because it is so desirable.

Interesting to note for the last 3 years the amount of Ojai and OakView Single Family Homes sold has been consistent and if the numbers for January can be projected for the next 11 months, then 2012 may beat the 2009-2011 consistent Ojai & Oak View Single Family Homes sold numbers.

Ojai is a very desired destination and with interest rates low, it is a great time to buy, as Warren Buffett recently said.

Camarillo Real Estate Market Trend 2012

The Real Estate Market Trend illustration below shows that Camarillo Single Family Homes sales have declined from the high levels recorded in 2005-2006. The Camarillo Real Estate was not excluded from the Real Estate meltdown, however Camarillo has a higher price point than a few of the other close in proximity cities to it.

Camarillo has a declining inventory, especially in the lower price range and the demand is high, therefore keeping Camarillo Single Family Homes quite stable for the last few years.

Camarillo does have a higher percentage of Single Family Homes price $500,000 to $749,999 and Single Family Homes priced $750,000 and above, so this needs to be remembered when looking at data using only average Camarillo Single Family Homes. It does give a good insight to the overall Camarillo Real Estate Market and it is a good time to buy as we see prices begin to stabilize.

Oxnard Real Estate Market Trend for 2012

The sold statistics illustrated below show Single Family Home prices for the city of Oxnard are showing signs of stability. Oxnard was particularly hit hard when the real estate market fell apart. You can see by the number of Oxnard Single Family Homes sold in 2005 and 2006 at the height of the subprime lending fiasco, that it would only be true that most if not all of these subprime loan purchased homes would fall back to the banks or third party investor flippers.

The Oxnard Homes that were purchased with subprime loans have washed through the system for the most part and the Bank Owned Oxnard property inventories have decreased, of course Oxnard Short Sales listings are now dominant, but Oxnard Single Family Home prices are holding steady at the lower end and it is a great time to get into the Oxnard Real Estate Market while prices are still low.

Ojai's New Libbey Bowl is filling 2012 Performance Schedule

Ojai Libbey Bowl in Ojai Libbey ParkThe New Libbey Bowl in Ojai has began to fill the 2012 Performance Schedule. This wonderful new amphitheater replaced the old termite riddled structure and opened last year just in time for last year's Ojai Music Festival.

According to the Ventura County Star, Beth Sunderland, whom the foundation hired in September to manage the city-owned facility reported to the Ojai City Council. The Ojai City owns the Libbey Bowl.

Sutherland told the Ojai City Council there will be a two-tier fee system for using the bowl; one for nonprofits and one for professionals.

Further reported by the Ventura County Star, the Ojai City Manager Robert Clark said the foundation will pay the city a facilities fee of $2 per seat, which will be kept in a fund to maintain Libbey Bowl.Ojai Libbey Bowl in Ojai Libbey Park

Some of the schedule events for 2012 at the Ojai Libbey Bowl includes an Easter Sunday service, the Ojai Storytelling Festival in May, the Ojai Music Festival in June and musician Leo Kottke in the fall.
