Crow Canyon Country Club January home sales activity is off to a good start. There were nine homes listed in January as compared to 2011 with only 4 homes listed in the same month.

Crow Canyon Active Listings

Of the active homes for sale, 3 are short sales and one is a bank owned property.

Currently 6 homes under contract ranging from $449,000 to $594,900 - 4 of these homes are distressed, i.e. 3 short sales and 1 bank owned.

Crow Canyon Homes that Closed in January = 3

The closed sales in January were all regular sales. As it is the first month of the year it is too early to determine where prices are headed in 2012.

Crow Canyon Country Club Homes Sold 2011 By Style & Compared to 2010 Sales

The good news is that the average prices for homes in Crow Canyon compared to 2010 are stable as compared to other neighborhoods where we have seen a five to severn percent decrease. The largest decrease in sales price is with the single family detached executive homes. This was due to a REO property that sold for $670,000 which brought the average numbers down.
