(San Diego) Carmel Valley real estate months of inventory market report - August 31, 2010

The seasonal slowdown for Autumn is not yet showing in the Carmel Valley real estate months of inventory. It is a hot, seller's market for condos and townhomes in nearly all price ranges. Similarly, single family homes are also in high demand through about $1,250,000.

Not unexpectedly, it is still a buyer's market at the high end, about $1,500,000 and above.

Carmel Valley Schools Finding The Best Schools

The number one reason is a family will buy a home is usually location 1st, followed in nearly every case by finding the best schools.
The combination of ideal location and the availability of new home construction continues to make the Carmel Valley ,CA 92130 zip code area one of the most appealing new home locations in North San Diego County.The second most compelling reason why many families choose this coastal community is the quality and abundant choice of schools.
The $8,000 first-time homebuyer credit which has been extended through April 30, 2010, and $6,500 credit for certain move-up and repeat buyers, is likely to be driving new home and resales, but I continue to hear that the schools in the area are one of the top reasons people buy in Carmel Valley. I will continue to show video blogs of each of Pardee Homes communities which has new homes for sale in three neighborhoods in the greater Carmel Valley area.


The Solana Beach School District (see map)


covers the elementary schools in the northern part of Carmel Valley and the Del Mar Union School District ( I can Email you this map) covers the elementary schools in the southern part of Carmel Valley. The San Dieguito Union High School District was Rated 8 out of 10 from The Great Schools website. Carmel Valley Middle School received a 10 out of 10. Torrey Pines High School was also ranked 8 which is based from test results. One of the highest ranked Elementary Schools 10 out of 10 is Sage Canyon. This is located in the Carmel Country Highlands subdivsion. Which is only half mile from another Top 10 ranked Elementary School Ocean Air.


In addition to the many public schools in the area there are a number of highly regarded private schools including Cathedral Catholic High School, San Diego Jewish Academy, Del Mar Pines and Notre Dame Academy. Also not far down the road is Horizon Prep which cover Pre-school to grades 1-8.
