Every three months, I update one of my websites for the Laguna West-Lakeside area of Elk Grove. One area of the website tracks real estate. The updating has been pretty routine the last few times I did this task. Our area has been trending sideways for quite some time. I was recently surprised by a low appraisal of a property that one of my clients is trying to purchase. When I looked at the comps, I was surprised to see how much value the comps were reduced by the appraiser to reflect sales that occured only three months back.
It made me curious so I went to our multiple listing service to check the data. I found that prices have not decreased, but have actually increasee by a couple of percent over the last three months. This was true of the Laguna West-Lakeside area, 95758 and the 95757 area. I have also noticed that almost every listing that I call on lately has multiple offers above the listing price. One recent property that a client of mine put an offer on went pending at over $50,000 above the listing price.
I am curious. Is this just a local trend? Is this a trend across the nation? Or is this just a normal spike in summer demand?

Before I tell you about my new Elk Grove short sale, let me say a word about baths. I was reading Inman News this morning, a piece about standardizing how we count baths. You know, in Minneapolis, for example, a bath with a shower and no tub is called a three-quarter bath.
No such animal in Sacramento. In Sacramento, we'd call such a bath a full bath. And we wouldn't call it a bathroom. It's a bath. The word bathroom carries a connotation that we'd rather not think about much less discuss. Bath is more like spa. Relaxing, soothing, a place of serenity.
I've struggled with how to describe other components in the bath as well. But that discussion is for another day. Today I'd like to present a Lakeside home in Elk Grove that is filled with light, even though many of the windows are on the north side. It's incredible light. For those of you looking for an east-facing home, here you go.
The single-story home built in 1999 has almost 1,600 square feet, but with its vaulted ceilings, it seems much larger. There are also a lot of cut-outs and varying heights of the walls that make it appear more spacious than it is. Of course, the floor plan is open. There is no wall between the kitchen, dining and family room, the latter with gas-piped fireplace.
It has 3 bedrooms and 2 baths. The master suite has a remote area that is presently being used as an office, but a new owner could very well build a wall and put in a door to make that space an extra bedroom, if a person wanted.
The home is immaculate. Berber carpet and tile, mostly. Separate laundry room. A sink in the garage -- I wish I had a utility sink in my home. And the two-car garage is attached.
Access to the beautifully landscaped back yard is from the master suite and the family room. In the spring, the trees planted along the back bud and leaf out, obscuring the homes behind the fence. Those trees-- redwood, red maple and birch -- turn the yard into a private paradise. Plus, you've got a covered patio for entertaining.

This is the main entrance to Lakeside in November. Spring is nice, but I love the fall. The designer picked some great looking trees for the area. The predominant tree in the area is the fruitless pear. It is the vibrant red tree in the center of the picture. The Maple, Oak, Fruitless Plum, Crepe Myrtle and, my favorite, the Chinese Pistache tree are just some of the trees featured in our community.
Our streets are lined with Fruitless Pairs. This is one particularly nice stretch of Maritime Drive and very close to my families home. In the spring, these trees are covered with bright white flowers and look like big, billowy tufts of cotton. While I prefer the fall colors, these trees are beautiful in the spring.
This is Bartholomew Park in Laguna West. It is also the North side of Laguna Town Hall. If your kids play soccer, you will get to know this park very well. I have stood on the sidelines and watched my boys play here for years. Some of us dads even had the chance to play a little soccer against our boys. This park is surrounded by a lake on three sides and there is a fountain that you can barely see in the distance. In the summer, they have a series of concerts called Hot August Nights. One night a week, a different band comes and entertains people from the neighborhood. Many families bring picnics, lay back, listen to the music and enjoy the cool, night breeze.
You can just see, tucked into the trees, the Laguna Town Hall playground. What a great place for the kids to play! Do you like basketball? There is a basketball court in there too.
I thought I should get at least one picture of the lakes that are in the Laguna West-Lakeside area. This is the Lakeside pool house and lake Heron just as you enter the main Lakeside entrance (shown in the top picture). Johnson Park, King Park and Lawrence Park are all within just a short distance. There is a lot to enjoy in this neighborhood. My wife and I enjoy just walking and taking in all the scenery. There are nearby bike trails and, yes, in the summer, we do enjoy that pool!
