Encinitas Gift ShopQueen Eileen's was established in 1989 by owner Eileen Burke, "Queenie," and the store has become somewhat of an institution among shoppers and Encinitas residents. Here's just a small sampling of what you can find at Queen Eileen's (take the virtual tour to see more):

  • Jewelry from Bali
  • Scarves
  • Pajamas
  • T-shirts (fun or serious, for all ages)
  • Glassware (the martini and beer glasses are very popular)
  • Holiday items - wonderful ornaments, decorations for Easter, etc
  • Magnets - some are hilarious (the one we have says "I Took the Road Less Traveled, Now Where the Hell am I?").
  • Gifts for all occasions - birthdays, retirement, weddings, get well, etc.

The list goes on and on and it is impossible to cover everything - you just have to visit!

A big selling item are the beautiful gift baskets which they will create for you, or you can pick what you want included in them. You can order these in the store, over the phone or on-line at the Queen Eileen's website. During the busy season they make as many as a hundred baskets a day.

And a huge part of her success is Queenie herself, and her friendly staff - Penny and Denise. You might not meet Rosario but she helps with making hundreds of gift baskets throughout the year (she and her husband own the popular Auggie's House of Crab in Leucadia which is a terrific casual seafood eatery for lunch and dinner).

Encinitas Fall Street Fair is this Sunday November 22, 2009 in Downtown Encinitas California

The annual Encinitas Fall Street Fair will be held this Sunday, November 22, 2009 in the downtown area from 9 until 4 pm. As we are getting closer to the holidays this is a terrific opportunity to get your holiday shopping done.

The Encinitas Fall Street is very popular, and as an annual event for two decades, folks have come to known that this festival is the place to be the weekend before Thanksgiving, just 3 blocks from the ocean in the heart of downtown.

The Encinitas Fall Street Fair is large, with over 450 vendors scattered along main street (the Coast Road/101) with arts, crafts, plenty of food. You can also visit the 200 or so shops along the route or dine in one of the 40+ restaurants between D and J Streets. They will have live music at The Lumberyard (the large shopping strip mall to the South) and at a Community Stage set up by F Street. My favorite local latin music band, Luna Llena, will be playing from 1:30 - 3:30.

The main road will close beginning at 6 but there is plenty of parking along the side streets as well as parking lots including the one at the Coaster Station just 1 block over from the Coast Road (why not take the train?).

Wasted Time - Productivity

I hear many agents complain that they have wasted too much time with their clients. I think many of those in this market need to do a little homework with each client and qualify them before moving forward.

You will notice that as this economy is trying to heal that the word "productivity" is mentioned more and more. This is a word that all real estate agents need to be aware of as wasted time can be crucial to many facets of the real estate game. Many sellers and buyers are in lala land thinking their home is worth much more than it is or buyers that think they can buy an REO for 40 cents on the dollar (not saying it can't happen, but chances are if the property is listed on the MLS it won't happen). These folks need you to give them a reality check rather than allowing them to remain in cloud 9. Or you can list their home and after 180 of no offers you can tell them to find another agent. This to me is wasted time that could be spent qualifying new leads. Now generally speaking I try to be up front and honest with all my clients as I don't like to waste time. Efficieny is my motto. I don't have time to work hard, but I have plenty of time to work efficiently.

When bringing new clients to the table be realistic. Tell them what you feel they can get for their home, but also prepare them for the worst. Tell a buyer that if they plan on finding steals they may need to wait for interest rates to change or for the banks to release large quantities of inventory. I personally think the market manipulation could change at any time and eventually rates will go up which in turn means the market could drastically change overnight. Think proactively as there are many aspects that involve buying and selling a home and always be aware of where the economic numbers are as they are crucial to the overall RE market.

Hello and Welcome to Encinitas Ranch California Free Foreclosure Auction Search, Bank Owned REO, Short Sales, and Homes for Sale.

Understanding the foreclosure property auction (also known as Trustee Sale) process takes time, due diligence, and understanding. Saavy Real Estate investors can find some of the best deals around buying at these auctions, but is it right for everyone? We would like to help explain further about these auctions and the benefits and downsides of buying Real Estate at them.

Here are some of the latest statistics from Foreclosure Radar hot off the press for September 2009. If you are unfamiliar with some of the following terms please read below for further explanations.

  • Notice of Defaults for California rose by 1.08% to 37,417 filings.
  • Notice of Trustee Sale dropped by 5.10% from August to 32,457 filings.
  • A total of 13,123 foreclosures were taken to Sale at auction.
  • The opening bids set by lenders were an average of 33.9 percent lower than the loan balance, with 46% of sales being discounted of 50% or more.
  • Nearly 91 percent of foreclosure sales in September were for loans that were made between January 2005 and December 2007.
  • In the month of June San Diego had 2,769 Notice of Default Filings, 2,520Notice of Sale filings, and 290 sales to 3rd parties.

Understanding the overall process is the key, and here is how the process goes as an overview:

Pre-Foreclosure (Also known as Notice of Default). Pre-Foreclosure is usually when the current homeowner is 90 days past due on their Mortgage. Under the new California Foreclosure moratorium lenders have an extra 90 days in which they are supposed to aggresively pursue loan modifications with those current home owners who qualify. The current lender files with the County Recorders office a Notice of Default. When this is filed, this information becomes a matter of public record. When this notice is filed the lender usually gives the homeowner 90 days to come current on the amount they are past due. During this period a good amount of homeowners lately have been trying to obtain new financing terms by doing a Loan Modification with their current lender or a Short Sale with a Realtor if they know they aren't going to be able to keep up the payments due to hardship. Both of these options often times delay the foreclosure process as the bank looks to work with the current owner to see if one of these options may be a fit. Foreclosure Sale (Also known as Notice of Trustee Sale). The Foreclosure sale usally occurs and is scheduled roughly 90 days after the Notice of Default is issues. Although, these days this process is delayed most of the time. Notice of Trustee sale usally takes place on the courthouse steps in the County in which the property is located. In this area, most auctions take place in Downtown, San Diego. Properties are sold as is, without any warranties or guarantees, and they must be paid for on the spot with a certified cashiers check. Many times the buyer of that foreclosure property has to end up evicting the current homeowner or tenant and this sometimes can be a process. However, even though its a riskier process, the reward can be great. Bank Owned (REO). Bank owned properties are the properties that have gone through the two steps above and didn't sell at the Foreclosure Sale. In this case, the current lender has to take them back if there are no acceptable bids. This can also be a great option for an investor because in a lot of cases, the lender does not want to own these properties. These can be great deals for an investor, you can also research these properties in greater detail than Foreclosure Auctions, and most all of the time you can use financing and obtain a home warranty with these. Re-Sale Properties. Many people think Re Sale properties are not a great deal with all the Foreclosure properties out there. This is actually not true in many cases. In a lot of cases a buyer or investor can buy a re sale that has been taken good care of, that doesn't have much fix up to perform, and is very close in price to that of a Foreclosure that might require a lot of work. Sometimes people think that because they are buying a Foreclosure at 20% below market value that its always a steal, however sometimes there is 20% worth of rehabilitation to get the property back to standards that actually makes it the same deal as a re-sale.
