It doesn't matter what type of loan you are trying to get. Most of them have similar requirements as far as the information they need to process. I hear daily of horror stories about how long it takes one lender or another to close a loan. If you are really serious about getting a mortgage loan and want to do it fast start putting your information together so you can get it done quickly. In most cases your lender can close a loan in 30-45 days... from the time YOU turn in a completed loan application. You can't complain it is taking too long to close if you have turned in a completed loan application... it is all about YOU, the borrower. If you want to get your loan closed fast then get the info to your lender ASAP. Start counting the days the lender has to close it AFTER you turn in a completed package. you will be amazed at how fast we can close them once we have the package.

I really enjoy speaking to realtors and agents in groups. I like to ask them if they ever get a client in their office that tells them they have no down payment... they all say "Yes" then I ask "do you send them out the door quickly?" and the laughter is overwhelming. I then ask them to take the newest agent in their office and send those would be borrowers to them instead of kicking them out the door. then I ask if the new agent will just bring those people to one of our FREE open to the public seminars and we'll turn them into real buyers... with our network. Everyone stops laughing about that time and want to know when we are having our next FREE seminar. It is amazing that just a moment ago they were ready to kick that borrower out the door and now won't turn it over to a new agent.. ha. I like new agents because they don't have pre concieved ideas and are more easily taught. Come join us at a seminar and we'll show you how it is done... We really like making deals in that room on the spot. You will too.

1/15/09: Here's a snapshot of the REO market in Fairfield as of the beginning of January 2009.
Items of note:
1.) Asking price and Selling price are merging: indicates that buyers and sellers both agree on price. This predicts the bottom of the market (for this segment in this market) as there is no downward pressure from buyers.
2.) Sales prices have adjusted downward dramatically over the last 6 months.
3.) Volume of REO activity has exploded - now dominating the market.

You're probably thinking of the 1985 classic by Jefferson Starship aren't you? This post is about AR Cities!
As I was searching for the "missing Blog link" the other day, I discovered an exciting change that you may not have seen yet. It's the
City pages on ActiveRain. I was so excited, I actually forgot what I was originally looking for (the Web has that effect on me at times...LOL). Click on States, Select your State or Province, Select Your County, and then Your City. It's that Easy!
The changes made to the City Pages on AR look very different now. In the past, the only thing on these pages were Agent Profiles in that city, and they were all sorted based on members with the most points.


Just post what's happening in your City, remember, it's just like a Blog Post and will get SEO & Google juice. According to a conversation I had with Jon and Bob this morning, we are already seeing an increase in hits to the ActiveRain City Pages. I'm anxious to see how and when these will start showing up on Google.

Now you've got to love this, I do. I was the one that had to clean out the Q&A everyday that used to be up on the menu bar. This is a change I have been asking for since July.
Now consumers can contact "Local" experts and get "Local" answers to their questions. I hope members won't use this area to ask silly questions like, "How Do I Make My Font Bold?" (but I guess you could)
This could really change some things with our direct consumer contact provided we use this feature appropriately. I suggest taking 5 minutes a day to see if you can answer any local questions from visitors or readers who find this and use it.
My thought is this; if SEO will come from your short 140 character updates and community announcements, then inevitably, this City Level Q&A will get more exposure and in time, become another value added tool. Come see my City, I left a message there for ALL of you.
BTW - Everyone was so busy looking for the missing Blog link, that no one mentioned the "Referrals Link" or the "Q&A" links that were gone also. Well, just like the Blog link, they were never really missing, just moved. The Referrals and Q&A links are now under the Channels Section in the "More Information" box located on the Main page of ActiveRain.com. Hope you will enjoy and use these
