If you want to look important, Lake Van Ness offers a private lake community in Fresno, CA. 93711 with security guards at the entrance. This community is unique to Fresno with estate sized homes completely surrounded by a security gate and all of the homes have lake access off of their private docks. This development is almost out of place in the central valley.
My last housing update in this community was back in May of 2011. That report found that the four sales in 2010 averaged about $241 per sq. ft. Since June of 2011, there have been four sales ranging from $181-263 per sq. ft. with the average being $222. There may still be more of a dip in these home prices in the future as there are fewer people in the Fresno area who can afford these homes that have been selling for $1,006,250 on average in the past nine months. The average size of the four most recent sales was 4,570 so these are large homes and all have lake frontage from their back yards so they are all comparable views, etc. There are no homes in this development without lake frontage.
Lake Van Ness offers a private lake community in Fresno, CA. 93711 and there are currently eight homes actively for sale in the MLS. These homes average 3,939 sq. ft. and they average $258 per sq. ft. which is about $36 per sq. ft. higher than the recent sales. Another interesting piece of information is that these homes have been on the market for an average of 262 days.

Real Estate Market Watch Luxurious and Exclusive Gated Community Lake Van Ness, Fresno CA. 93711
Arguably the nicest and most exclusive gated community you will find around water in the Fresno area is Lake Van Ness. Good luck getting into the community though because along with the fence and gates all around, there is a security booth at the main entrance staffed with personel. Unless you have a legitimate reason for being there you probably won't get in without being very creative (I recommend bringing your Realtor). When you view this neighborhood even from beyond its gates, you don't get the sense that this is Fresno. It feels something more like a southern California or Bay Area community. These homes range from 3,000-6,000+ sq. ft. on lots that are 12,000-17,000+ sq. ft. The backyards of these homes all border the water. The lake and docks never touch as the docks are built into the land and are elevated above the water for style and or longevity.

Looking back as far as 2005, there was one sale at $334 per sq. ft. All of these figures come from the Fresno Association of Realtors MLS data. 2006 also had only one sale at $373 per sq. ft. 2007 recorded two sales with an average of $310 per sq. ft. 2008 was a year with three sales that averaged $290 per sq. ft. There were zero sales in 2009 but 2010 had four sales that averaged $241. There have yet to be any sales in 2011 as of 5/31/11 in this community. It is my assumption that the sales in 2011 will average out to be less than the $241 per sq. ft. that was yielded in 2010. I base this assumption on the fact that we have not seen the market going back up in the Fresno area and less people can afford these luxury homes now compared to 2005-2007.

As with any neighborhood, there are many factors that come into play that affect the price per sq. ft. Generally speaking, the larger the home the cheaper per sq. ft. the home will be because less people can afford the larger homes. That isn't always the case for a community such as this one where the wealthy people of Fresno reside. Other factors could be how custom the home is and if building materials were imported, etc. The association dues run $300 per month and this includes landscape maintenance of the green areas, lake/pond maintenance and security gate and guards 24 hours a day.
