Median List Price for single family homes offered for sale is down 1%, however, median list price for homes added this week is up. Median list price for homes in escrow is down since my last report (October 28). Number of distressed properties in inventory is down.

Here is some thing that popped up on my MLS yesterday. The problem I have with it is that I have automatic alerts going out to many buyer clients. If they see this, I'm sure my phone will ring, causing me to have to explain to them that this house is not really $3.00, and it is a short sale, and the lender will never approve it at this price, and the furthermore, somebody will probably bid up the price, perhaps to $4.00, so they'll have to pay 33% more for the house than the list price, which I'm sure they will object to!!! Agents like this, who put in "bait" prices, should be Ghaddafied. Period. Actually, that is a little harsh. Perhaps banned from the MLS for 30 days or something. This house was last listed for $679,000 until last March, and prior to that it was listed at $1,249,000.
