New Home Sales Report

New homes sales increased in June 11% with 384,000 units sold, the gain over the previous month was great, the number of homes sold in May was 352,000. Sales are still 21% below 2008 level, when 488,000 were sold according to hud.

Builders are optimistic, in June they started building homes at a rate of 470,000 an increase of 14.4% over May. One of the reasons for this increase is the $8000 tax credit first time home buyers will receive next year, another reason particularly in Los Angeles County is the low inventory of existing homes, every new listing that hits the market gets multiple offers, from 8 to 50 depending on the home condition.

The demand is huge and the supply is very low, I see home buyers coming with big down payment, and some are cash purchasers up to $ 600,000.

New homes inventory dropped to 281,000, a supply of 8.8 month, last month was 10.2 month. The normal inventory of new homes is about 300,000 units, there is an excess inventory in California. If the sales pace continues, builders will no longer offer extras for free like appliances, swimming pools, or money to buy down the interest rate.
