      <title>Hayward:  Hello theater and goodbye Mervyn's.</title>
      <description>&lt;p&gt;The Century / Cinemark Theater opened on the corner of Foothill Boulevard and B Street in downtown Hayward.&lt;/p&gt;
&lt;p&gt;I am going to have to take a photo expedition and document a building that is hopefully going to be changing the landscape of downtown Hayward.&lt;/p&gt;
&lt;p&gt;It seems that downtown Hayward just cannot get a break.&amp;nbsp; In the same week the grand new brand new theater opens up downtown that the announcement was made the MERVYN's would be going bankrupt and closing all of their stores.&amp;nbsp; The corporate headquarters for the MERVYN's stores was located on Foothill Boulevard just over&amp;nbsp;two blocks away from the new theater.&lt;/p&gt;
&lt;p&gt;The MERVYN's corporate headquarters is (was) a huge piece of property in downtown.&amp;nbsp; If anyone has any grand development plans that can use a large parcel of land, now would be a good time to speak up. I could always refer you to a great commercial agent specialist.&lt;/p&gt;
&lt;p&gt;The old 1960s high-rise civic center sits empty across the street from the MERVYN's site.&lt;/p&gt;

      <title>REOs and for sale signs</title>
      <description>&lt;p&gt;While I was driving around previewing properties on the East Bay last week,&amp;nbsp; I came across many listings with for sale signs diplaying on the front yard:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Repo&lt;/li&gt;
&lt;li&gt;Foreclosure&lt;/li&gt;
&lt;li&gt;Bank Repo&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;I find it very degrading to formal home owners... most of by business are done in the San Francisco, San Mateo counties and on this side WE don't come across with such signs, can it be the location?&amp;nbsp; with 95% of the listing I previewed being REOs I'm not surprised but it should be regulated.&lt;/p&gt;</description>

      <title>City of Hayward is considering the adoption of a &quot;Green Building&quot; ordinance </title>
      <description>&lt;p&gt;&lt;strong&gt;Hayward also know as the &amp;quot;Heart of the Bay&amp;quot; may be going green!&amp;nbsp; This would be a bid step for this city.&amp;nbsp; If they can do it so can others.&amp;nbsp; Read the following story.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Green Building Ordinance:&lt;/strong&gt;&amp;nbsp; The City of Hayward is considering the &lt;strong&gt;adoption of a &amp;quot;Green Building&amp;quot; ordinance&lt;/strong&gt; that could&amp;nbsp;increase the cost to construct or remodel residential and commercial properties.&amp;nbsp; The ordinance would, among other things, require that all new residential construction and some remodeling be conducted in compliance with green building standards, which impact, among other things, landscaping, foundation,&amp;nbsp;plumbing, exterior finishes, appliances, insulation, heating and cooling.&amp;nbsp; It also would require&amp;nbsp;work performed be approved by a third-party inspector who would not be a city employee.&lt;/p&gt;&lt;p&gt;On Friday, (4/18) the &lt;a href=&quot;http://www.hayward-ca.gov/&quot; target=&quot;_blank&quot;&gt;City of Hayward&lt;/a&gt; held a hearing about&amp;nbsp;the proposed ordinance and Bay&amp;nbsp;East staff, along with representatives from the building trades and the development community, spent 90 minutes explaining to city staff and elected officials problems with the proposed ordinance.&amp;nbsp; While all parties supported the basic philosophy of the ordinance, there were serious concerns about its economic impact and how it would be implemented.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;REALTOR&amp;reg; Impact:&lt;/strong&gt;&amp;nbsp; If adopted, this ordinance could increase the cost of&amp;nbsp;new housing, the cost of making improvements to existing housing and add to the time it takes a project, even a simple remodel, to be approved by the city.&amp;nbsp; Individual property owners seeking to upgrade their homes for either resale or&amp;nbsp;for their own enjoyment would be impacted.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Next Steps:&lt;/strong&gt;&amp;nbsp; This ordinance is the product of&amp;nbsp;the City Council&amp;#39;s&amp;nbsp;&amp;quot;sustainability&amp;quot; committee.&amp;nbsp; They are scheduled to meet May 7.&amp;nbsp; &amp;nbsp;Bay East will be there.&amp;nbsp; The Hayward City Council is currently scheduled to consider this ordinance at their May 13 meeting.&amp;nbsp; Bay East staff is working with city officials to delay their action on this ordinance until the full economic impact and other details are clarified.&lt;/p&gt;&lt;p&gt;This information was provided by the &lt;a href=&quot;http://bayeast.org&quot; target=&quot;_blank&quot;&gt;Bay East Association of Realtors&lt;/a&gt;.&lt;/p&gt;</description>
