Whats Active In is a selection of active listings available for sale now, reviewed and analyzed by licensed real estate agent Frederic Din in Imperial County, California.
The purpose of "Whats Active" is to help provide some additional insight to the home buyer regarding the current market and current active listings in select cities through the Imperial Valley (Imperial County).

This "Whats Active In" covers homes in Imperial in the $150,000 to $200,000 price range.
Typically homes in this price range are going to be over 1,400 square feet and up to 3,000sf, and will be a newer built or custom type home, or one with a large lot etc, in todays market.

Property listing prices appears to be relatively reasonable given the current market. Here are some additional observations and insights from my perspective as a REALTOR(r). I also perform about 100 Broker price opinions (BPOs) and valuations reports (similar to appraisals) for corporate and home owner clients each month.
All of the Whats Active In properties in this group are newer homes built within the last 6 years, except the home on Chaparral Ct which is approx 16 years old.
The homes on Silverwood, Skyview Dr, Felipe Dr, and Dennis Ct are short sales, meaning the seller of the home typically owes more than the current value of the home, as they need to "short" the bank form the full payoff of the mortgage.
The homes on E Second and Fieldbrook are newer, never lived in homes and are builder closeouts, special incentives are available to purchase these homes.
The remaining homes are bank owned, REO, foreclosure homes which the bank has taken back as the owner of the property and seeks to sell them to recover monies owed.
The best overall value for the money is the home on Ruby St in Savanna Ranch in western Imperial and was recently reduced in price to under $200,000 making it a great buy under $85/sf. Although Savanna Ranch has CFD taxes, they are relatively low compared to other newer areas in Imperial. This community also boasts a great community park, walking paths and quiet living.
If you want the largest bang for your buck, the home on Chaparral Ct in Sunset Ranch is the home to choose with a tremendous 3,000sf floor plan its the least expensive at just over $63/sf and no CFD taxes in this older section of Imperial.
Both of the newer builder close out homes are priced under $100/sf for a brand new/never lived in home as these homes are approximately 2-3 years old and were never finished until now.
The short sale listings of the bunch offer some great bargains and can be reviewed individually if you are interested in more information.

History and Facts
The City of Imperial is located in the Southern desert of California.
Conveniently, the City of Imperial is located between major cities of California, Arizona and Mexico
State Route 111, which passes to the east of City of Imperial, is a major North, South corridor for the Nafta shipping and travel route to the Calexico Port of Entry at the U.S./Mexican International border. In the near future it will also connect to the Brawley, California bypass, Sr-86, and Interstate 10 to Los Angeles.
SR-111 is currently being upgraded from a 2-lane conventional highway to a 4-lane divided expressway.
Approximately 8,000 to 12,000 vehicles per day currently travel various sections of SR-111. Traffic is projected to double during the next 20 years due to residential and commercial developments.

The Imperial County Airport, located in Imperial, meets the General Aviation, Air Transportation, and Air Freight and Cargo needs of the entire Imperial Valley. Airline services is also available with connecting flights to over 270 cities world wide.
Imperial is the headquarters for the Imperial Irrigation District (IID), the sixth largest power utility in California and one of the largest irrigation districts in the world. IID provides jobs for more than 1,100 people, services irrigation water to nearly 500,000 acres of fertile farmland, and generates and distributes electricity to a 6,741 square mile area.
New construction appears throughout Imperial, including several new housing developments. Shopping strips emerge and expand. The Imperial Industrial Park consisting of 70 acres with 125,000 feet of occupied office, industrial and warehouse space continues to grow. Tenants include maquiladora, government, education, food wholesale, and other.
Imperial is a city of firsts. It was officially designated as a town site in 1902. This designation was then followed by the first chamber of commerce in 1903, first hotel, first school, first church, first source of supplies for farmers, and first printing press in the Imperial Valley.
The twenty-first century finds an aggressive transition taking place from a rural city supporting agricultural businesses to a growing urban city incorporating light industry, housing and shopping centers. While urbanization looms on the horizon, agriculture is still the staple of life in Imperial. A blend of city and country life styles appear to be the keys to Imperial's future.
