Sun City Shadow Hills January Home Sales Report 
January homes sales in Sun City Shadow Hills held strong for a total of 22 homes sold according to the Desert Area Multiple Listing Service (MLS.) The 22 homes sold at Sun City Shadow Hills does not take into consideration new homes sold by the builder that are not marketed on the MLS. The same month last year had 20 homes sales reported on the MLS.
The home at 40764 Corte Los Reyes was the lowest priced home to sell at Sun City Shadow Hills during January for $180,000 or $114.58/SqFt. The home is 1571 square feet with 2 bedrooms and 2 baths. The original list price was $185,000 and the home was on the market for 97 days. It was a short sale and sold to a cash buyer.
81566 Avenida Estuco was the highest priced home to sell in January for $499,000 or $167.96/SqFt. The home is 2971 square feet with 3 bedrooms and 3.5 baths. The original list price was $516,990 and the home was on the market for 75 days. It was a regular sale with a financed conventional home loan.
Today's Realty Group sold 80637 Avenida Santa Carmen for $319,000 in January or $151.04/SqFt. It was a regular sale on the market for 165 days originally listed at $339,900. This home sold to a cash buyer. The home is 2112 square feet with 3 bedrooms and 3 baths.
January home sales in Sun City Shadow Hills continues a strong selling trend for 55+ active adult communities.

On Jury Duty...but trying to work as this is our season! We are in to our season in the Desert and I am on Jury duty. Well, I was on jury duty the first of December and had it extended because I was out of town, in Pensacola with my daughter. They were gracious and moved me to the week I returned from my trip. Came home sick as a dog and they were good enough to extend me to the 30th of January.
Now we are so busy and this is our time to make things happen in our business. Thank God I am On stand by...tomorrow we have back to back appointments and I don't have to check in now until 6pm tomorrow night. God is good!
I get called to jury duty every year and it always happens when I can't afford it...this week I thought if I were not registered to vote I would not be called anymore...
Not an option...focus Bonnie...do your do-diligence, take your part and VOTE. I will believe, trust, be responsible and Vote. Trusting the outcome of our future to God's hands.

To Agents Who Work Mainly With Buyers!
I am a Qualified Buyer's Agent however I focus on servicing Listings; marketing, staging, selling. Therefore I know first hand what it takes to be a Great Listing Agent and being so I Know how Important showings are to our Sellers.
A "Professional" buyer's agent will choose the BEST listings to show a buyer until they understand exactly what the buyer is looking for...Not 25 homes hoping they will land the right one...
Example: If they are looking in one particular development and there are 12 listings of the same model you Should Not make appointments at more than 1 of the same model, only the best of that model, then you know if they even can live with that floor plan. As a normal part of my business I "open" our listings if the client is not available to do so. By opening I mean turn on the lights, open the blinds and add a bit of staging. When I receive a phone call from an agent wishing to show our listings and I go and prepare those listings, Or by chance our Seller prepares and leaves the home for the showing and if
the agent and buyer never show up that is IN-EXCUSIBLE and very UNPROFESSIONABLE!
Any time you do not make it to a property that you called on You owe it, as a Professional, to call the listing agent OR seller and let them know you will not be able to make it.
We can't begin to tell you how many "unprofessional" agents call make arrangements and never show.
It seems to me that the system is broken and perhaps the easy internet access is a part of it. Is it down grading our Professionalism as Realtors? Making it too easy for unexperienced agents to give our business a bad name? Let me know what you think!
