All proxies collected until November 17th will be processed in the same fashion. The HOA elections company was not able to provide exact count of the valid ballets. University Community Association Irvine CA 92612 Elections 2011: Possible Drop in HOA Dues

Deepak Chauhan : Real Estate Agent in Irvine, CA

Being part of the HOA Board Is a Service to Community not a Job or public office opportunity.

Incumbents keep claiming they have the experience and know how to deal with delinquent dues, differed maintenance and rising costs, at the same time they are stockpiling the money and having high ambitions to spend money recklessly on discretionary pet projects.

Contestants have a different approach, they want to make it easy on the home owners to reduce the costs of HOA, encourage the “investors” or “First time home buyers” to occupy the vacancies and thereby reducing the delinquencies situation.

As the artificially inflated dues are dropped, the affordability of the buyers will improves and it will help make the properties more “Valuable”.

The buyers are very wise; they know the difference in the terms “Value” and the “Price”. Making the community valuable attracts the buyers.

We in University park Irvine CA are already are privileged and blessed to have outstanding schools in the area, let us do efforts to make it easy for the next generation of buyers to move University Community association area Village one and Village Two.

University Community Association Irvine CA HOA Elections 2011: Board of Directors for Village One & Two

Deepak Chauhan : Real Estate Agent in Irvine, CA

Two Positions for Board of Directors for Village One &Two in University Community Association are up for elections ... dead line to vote November 2nd, 2011.

Two incumbents Steve Morton and Linda Lisiecki have been challenged by Frank Hopper and Kyle Weichert. The incumbent’s team is serving the Board of UCA for many years. Here is the Statement of the candidates for the elections. http://www.hoaelection.net/images/University_Candidate_Statements-11.pdf

For last many months the hot topic of discussion in the neighborhood was to remove about 40% of the turf and plant drought tolerant plants to conserve water. As per the participants the cost of this project was projected to be over millions of dollars, all in the name of conserving the water usage and covering up the shade areas where nothing else may grow because of protruding roots of the trees and shedding berries and leaves. The payback of the investment is expected to be 35 + years and the life span of the select plants for the beautification is 7 years.

A petition signed by 240 residents to stop the project and get Home owner's vote was submitted to the UCA Board. It was instantly invalidated, by the Board without considering the concerns and view point of the residents.

The challengers have claimed as per the report of Irvine Ranch Water District: there is only 3% of the potable water used for the irrigation of common areas of the University Park UCA areas, so why incur such a high price for the project and remove the unique feature of the UCA forever.

University Community Association Irvine CA. HOA Elections 2011: Installing Satellite controlled timers and clocks and replacing 40 % of the Turf

Deepak Chauhan : Real Estate Agent in Irvine, CA

As per one of the qualified UCA members, who served on a UCA Irrigation Committee to evaluate the Irrigation System the committee has submitted a detailed report to the current UCA Board on the status of the current irrigation system.

As per the report the current Irrigation System does not need to be replaced. It does need some additional maintenance on “as needed” bases, but to install the new controllers that would automatically determine whether the sprinklers need to be triggered via satellites ... would be very expensive. Since we have people on-site to re-set the controllers during rainy periods, the benefits of an automated system cannot be justified in terms of the additional cost.

General opinion of many home owners is, the current Board Members in favor of replacing the Irrigation System were using that as an excuse to fund the Landscaping Project that would involve replacing up to 40% of the greenbelt grass with low-water-use shrubs.

The scope of irrigation and replacement of Landscape project may cost over mare than a million of dollars, and even with the money currently set aside for the Irrigation Project, it would not be nearly enough. There is almost half a million dollars stashed for this discretionary project, a project of such a wide scope need to be phased in over a longer period of time, perhaps many years. We could expect costs to increase over that period of time which would drive the overall cost of the project even higher. If undertaken, it would require someone with more experience in managing a project of that scope to handle the finances and other aspects.

The home owners believe the Board should not be collecting the increased dues to finance this project and that the benefits of such a project cannot be cost justified.

We need some people on the Board who will act more rationally, and observe caution when spending home owner’s money. UCA is consuming only 3% of Potable water, 97% of water used for irrigation is recycled water.

I hope the home owners will find this information useful in making a decision regarding who to vote for in the UCA Board Election. More follows …
