Short Sale List Agents; Don't let the Buyer's Agent fool you! Just CLOSED another Short Sale in La Quinta yesterday. This Short Sale was pretty easy and stress free for everyone involved with one exception as there are ALWAYS exceptions! The first Buyer walked just as I had received approval from the Negotiator. I should have listened to my gut on this when I talked to the Buyer's Agent.
My interview didn't go well, but I let him talk me into putting his Buyer in first position. How? The Agent and I have done local business. He seemed to hear me when I explained how fast this one was going to go mainly because it was a B of A primary Residence with only one note that was not extremely upside down. Sellers were attentive to my needs and were suffering financial hardship. He told me his Buyer understood, would wait, that he,( the Buyers' Agent), KNEW his buyer wanted this particular property.
My gut feel was not positive. Something didn't feel solid to me. I should have listened. I did listen enough to have a strong back up offer in place and kept them updated. Sure enough...first buyers' agent cancelled the day I called to tell him the Negotiator was moving forward. EEK!
The 48 hour window for B of A substitutions was to be my new savior..just substitute the new Buyer in and you won't have to go through the whole upload again, right? Wrong. The system wouldn't work, so back I went to uploading the back up buyer docs and all submission docs again. No big surprise there..I was ready.
We moved forward quickly, with an approval of the offer within 3 weeks. THIS Buyer's Agent was fantastic! Kept me updated with regards to the Loan, responded to my weekly updates. Love him!
The property CLOSED yesterday. The entire process took a little over 4 months even with the substitution.
I know which of these two Agents I'll be looking forward to working with on my next Short Sale that one of them submits an offer on..trust your gut Short Sale Listing Agents. Not fool proof as nothing is, in the Short Sale ether world, but when you've done them for a long time, that feeling is probably right!

The La Quinta cove is an eclectic neighborhood with incredible investment opportunities. The coming season will bring more homes on the market, and more buyers looking to cash in on incredible deals.
The best things about the La Quinta cove are it's proximity to Old Town La Quinta , its incredible mountain views, affordable unique homes, and the numerous hiking trails nearby!
It is incredible that the number of homes sold in June and July were some of the highest this year. Buyers who come to our area in the summer and brave our 100+ temps are some serious buyers!

I love the southwest and Santa Fe style homes in the cove and take photos of the front doors when I am there previewing or showing homes! I have several clients right now who want to find their perfect desert getaway in the eclectic La Quinta Cove neighborhood!
