La Quinta country clubs still serve up amazing bank-owned bargains and short sales. However, it's not always necessary to limit your search to a lender-owned home or short sale to snag the best price. Because of the intense competition from distress sales, many savvy home-sellers are now pricing their homes aggressively to compete in this buyers' market.
Amazing price tags abound in all of La Quinta's country clubs as well as further afield: Palm Desert, Indian Wells and Rancho Mirage.
Here's a perfect example in Rancho La Quinta Country Club—one of La Quinta's most popular clubs—that started off strong and just keeps getting more amazing. The pool/spa home—perched above the 2nd fairway of the Jerry Pate course—came on the market two weeks ago priced at $679K as a traditional sale, was reduced a week later to $639K, and was lowered an additional $44,000 just today to only $595K ($218/sf). It's easily the best-priced value in the club.
The Encanto II floorplan—with 2924 square feet, 3 bedrooms and 4 baths—is a popular model offering two living and dining areas, and a detached casita. The homeowners have rarely used their desert pied a terre and are clearly desirous of a quick sale. The north-facing home commands spacious fairway and mountain views.
This home was originally on the market in 2006 for more than $1M. The sellers paid $800K for it in 2007.

Homes in Rancho La Quinta Country Club, one of La Quinta's premier addresses, have stabilized this year and the few bargain-priced homes—either bank-owned or distress sale—tend to go quickly.
I perused the 106 homes for sale within the luxurious community and these are the best deals now available:
This lender-owned home sits on an elevated lot overlooking the Robert Trent Jones course with spectacular north/west panoramic views of the Santa Rosas. Priced at $534,900 ($222/sf), this Terraza I floorplan has 3B/3.5b and a wonderful open floorplan.

This Terrazo II floorplan has just been reduced to $689K ($260/sf). Located on the 3rd fairway of the Jones course, this 3B/3.5b, 2648sf home is also located on Via Carmel and has the same stellar views as the first listing. Dual-sided fireplace and detached 2-room casita highlight this warm and livable home.
