I'm Taking an Overpriced Listing in a Desirable Location ~ and Wondering If I'm doing the Right Thing?

It's been a while since I've taken any new listings..mostly because of the prices that I can get for them now are normally not high enough for Sellers. Call me Crazy, but I have a new listing that is coming out in an EXCEPTIONAL & DESIRABLE AREA....and, I'm WILLING to take the chance! (Price Range is approx mid $900,000's)

What are some of the advantages of taking an overpriced listing in a highly desirable area?

Disadvantages?

Normally, I would Never have done this! I remember reading some of the blog entries on AR and hearing how some Agents wished that they'd have taken an overpriced listing because of the potential other high-end or quality Buyers that they can meet....Maybe sell them another home?

What about getting a Buyer who wants to live there and is willing to pay the price to live there?

I believe the home will be about 5-10% priced over market.

It's a fixer.

It's large. Appears Well-Built!

Great floorplan.

Great, Gated Community.

I plan to do a Sunset Cocktails Broker's Open....the first two weeks it's on the market.

An Open House the first Sunday it's on the market.

Present it at the two local caravans! Home is located in LaVerne. It's in a gated community called, LaVerne Heights.

Let's see what happens....in this market, I figure, why not try....what do I have to lose?

Which brings me to my last point. Sellers are willing to reimburse me for any out-of-pocket expenses for marketing property. I was able to get that upfront and will put in listing contract....trying to cover all bases...AND make this a WIN~WIN.
