Fishing for trout, bass, crappie, blue gill, cat fish, and carp is always fun whether you use flies, jigs, lures, or live bait. If its adrenaline that makes your clock tick then you will have a great time water skiing, wake boarding, sailing, kayaking, swimming, and speed boating. If your more of the kick back and relax type, then Lake Arrowhead is a great place for you too. There is nothing like an evening sunset while cruising the beautiful shore and sipping on a cool drink. You can always be sure to catch a nice tan while laying out at one of the many beach clubs that the Arrowhead Lake Association has to offer. Another favorite pass time for mountaineers is the great off road trails.

It doesn’t matter if you are on four wheels or two. You can have a great adventure with tons of forestry to explore. Some of the off road activities include mountain bike riding, dirt bike riding, 4x4 off roading, horseback riding, and hiking. Who knows, you might catch a glimpse of our beautiful wild life such as bears, coyotes, mountain lions, birds, snakes, lizards, and squirrels. If it’s more social activities you’re after, then we have fun for you as well. The Lake Arrowhead Village has been more hopping in the last few years than ever. With many restaurants & bars, and plenty of shopping, the fun never ends. The village has go-carts, water ski lessons, and the most fun, a FREE summer concert series. Not to mention that the village sits right on the lake for a great view from where ever you choose to go.

We love Grass Valley Park. It is located near the intersection of Golf Course Road and Tunnel on the western side of Lake Arrowhead. Bordered by the golf course, it is green and open and surrounded by alpine forest.

This park is open only to owners of property in Arrowhead Woods and their guests. It is a small park with grass and picnic tables with barbecues. There is also a swing set and a volleyball court. You can walk near the edge of Grass Valley Lake where there are ducks and frogs (tadpoles at certain times of the year). I have buddies that fish for catfish there, too. It's is a wonderful place to relax, eat, and play with family and/or friends.

It really feels like Spring is in the air (though I've lived here long enough to know better). Most of the locals know that storms could come at anytime for the next couple of months still. In fact, historically, Mother's Day is known as a day that we tend to get some weather.

Now that Daylight Savings Time is here, the itch to be out and about in our beautiful mountains is unbearable. Already we've been out hiking near our home and are looking forward to more adventures, especially now that Haley is so much more mobile than at this time last year.

Lake Arrowhead Real Estate: Condos For Sale

With our new condo listing (see prior post), I've been doing some number-crunching for recent sales of condos in Arrowhead Woods and thought I would pass my findings on to you.

Condos in Lake Arrowhead are a great option for those who don't wish to spend the time, energy and expense to maintain a property that they use only a small portion of any given year. Since Lake Arrowhead is primarily made up of second, vacation and investment property owners, many view condos as a way to enjoy the mountains without the maintenance headaches associated with single family homes.

There are a number of codo complexes around Lake Arrowhead. There's a large array of styles, floorplans, views, etc. Some have stairs, some are single-level - some have garages, some don't. One trip up to look at the various offerings will show you what the differences are between them.

Currently, there are 19 condo units listed in Arrowhead Woods, with prices ranging from $233,950 to $750,000. The median price for these active listings is $332,900. Already this year, 6 units have sold (from $275,000 to $740,000) at a median price of $310,500. They averaged 100.7 days on market and sold for an average of 93.5% of their list prices.

2007 showed 24 condos sold (from $205,000 to $895,000) in Arrowhead Woods with a median sales price of $310,000. These units were on the market an average of 146.9 days and sold, on average, for 94.2% of their list prices.
