This post deals strictly with ARROWHEAD WOODS May 2008 statistics as compared to the prior year's activity for the same month. This report is for single-family residences only and does not include lakefront homes, condos or lots. We are tracking information regarding new listings and properties sold. We are also looking at some of the averages - days on market and the list to sale percentages.

Though new listings remained fairly steady, the number of closed sales dropped from '07 to '08. Though the number of transactions fell, the median sales price rose by over $65,000. Days on market didn't change as much as I had imagined they had, though it was no shock that the list to sale percentage dropped by over 4%. This shows evidence that sellers are really scraping their bottom lines to accomodate offers and make deals (because who knows when the next offer would come along). I was quite surprised that there were only 5 homes that had done price reductions before they received an acceptable offer in 2008 as compared to 15 in 2007 - from 60% in '07 down to only 31.2% in '08....this could be evidence that homes are listing competitively instead of listing at higher prices to "see what happens."

Tonight we were taken back to the days of Journey and, to tell you the truth, if my eyes had been closed I would have thought Steve Perry himself was belting them out from Center Stage. The band "Lights" was phenomenol.
Haley loved the music and danced the night away (well, until she started getting tired around 6:30 pm). She rushed the staged and got the thrill of a guitar solo just for her!
If you weren't there, you really missed out. The weather was perfect, the beer was cold and there were plenty of people out to enjoy one of the 43 free concerts that the Lake Arrowhead Village puts on in the Summer Concert Series. Don't miss another one....

The "Beach Toys" (Beach Boy cover band) opened the Summer Concert Series at Center Stage in Lake Arrowhead Village this past Friday evening. The weather was perfect (though it was a touch windy and chilly once the sun went down) and lots of people were there.
It was a ton of fun with dancing, beer garden and freebies being launched into the audience. The band was great and everyone had a great time.
Don't miss another one! I sat next to long-time residents who were there for the very first time and I'm sure it won't be their last.

This report is for single-family residences only and does not include lakefront homes, condos or lots. We are tracking information regarding new listings and properties sold. We are also looking at some of the averages - days on market and the list to sale percentages. Lastly, we are seeing how many listings had to reduce their original list prices before they received an acceptable offer.

As compared to April of 2007, numbers are down across the board (the only exception being the number of homes that had to do price reductions before they were able to sell). Number of units sold are less by more than half. Median prices for both new listings and homes sold were down, though not significantly. Number of new listings down by 10% - 8 houses. Average number of days on market relatively stable, but the list to sell percentage dropped by 2.4%.
Though numbers are down as compared to this time last year, the good news is that many agents are feeling a very noticeable increase in business: showing, client contacts, etc. In our office meeting this morning, our broker stated that he feels the market is stabilizing and that we should see this trend continue in the coming months. Yesterday, for part of our "Family Day" we went over to the condo that Michelle's parents own in Lake Arrowhead Village and soaked in the hot tub for a while. It wasn't too hot - in fact, it was the perfect temp for Haley. She kept saying, "Bath!" and was very excited to be wearing her new swimsuit.
Michelle and I were commenting how perfectly located this condo is. You can easily walk to the grocery store, a bevy of shops and restaurants in the Village or go over to the Lake Arrowhead Resort and Spa. Blue Jay is only about a five minute drive away if you want to catch a movie, shop at Jensen's, go to Rite-Aid or choose from several other places to eat.
This particular condo is 2 bedrooms and 1 bath, is located on the ground floor and has a one-car garage. It is on one level and would be perfect for someone who has trouble with stairs. You can take advantage of the swimming pool and spa, too. It is wonderful! The condo is offered fully furnished for $415,000.
