Optimism for the real estate market in the Lake Arrowhead Area and its Villages of Running Springs, Crestline/ Lake Gregory.

The last few weeks have been busy with many requests for slide shows and additional photos of cabins.Clients have been calling asking about where to stay and asking us to reserve time to help them explore our area.

Winter in our mountains can be a challenge to show homes.

Flatlanders (what we call people who live down the hill) who are not used to four season weather often come unprepared for change and variable driving conditions.

Spring and summer weather is perfect for visits.

Try to arrive early. Enjoy a great breakfast by the lake.

Then tour some of our areas and view some homes. Enjoy lunch and then maybe go on a longer tour with a map and printout of additional homes. Revisit a home you may have seen earlier.

Some days we have had multiple visitors go out with us to learn our area and snoop in a few homes.

They love to explore the variety of homes we have some dating from the 20's to not even finished brand new construction.

This post covers only residential sales in Arrowhead Woods (not including condos, lots, or lakefront properties) for the first quarter of 2008 and shows listing and sales activity, including price ranges, median values and averages for days on market and list-to-sale percentages as compared to the first quarter of 2007.

Though we are down in the number of new listings and sales as compared to last year, the median prices for both listings and sales are up. In fact, the median sale price rose by $80,000. Days on market are longer this year, on average, by almost a month and a half and seller are a tad looser in their negotiating (by a percent or two). We're still seeing an increase in the number of properties that had to do a price reduction (at least one from their original list prices) - now close to 70%.
