Chris O, a fellow Linkedin group member, challenged us to give advice for a newbie business owner. Okay, so I took the challenge. Off the top of my head, here's the 3 most important tips that have been successful for me. Every new entrepreneur can listen & learn:
1) You must have a good contact database and FOLLOW UP consistently. As a business owner, your #1 job is to develop and build key business relationships.
2) You must use a calendaring system and be very organized about updating it every day. Sync it with your cell phone & set up automatic alerts to pop up. I schedule business meetings & events every day (refer to #1 above), and live and die by my calendar.
3) Remember that everything is negotiable. Never accept the first offer that's presented to you. And don't be afraid to ASK for the money.
Those are my 3 top tips for today! #SBTips

If you are a homeowner in Lake San Marcos, San Marcos, Escondido or beyond who needs to sell, and if you owe more to the bank(s) than your property is worth, than you may need to participate in a short sale. In a short sale transaction, your real estate agent or a designated negotiator will negotiate with the bank(s) to forgive the difference between what you owe and the buyer's purchase price.
Through a process called a Short Sale, you can:
|
Sell your Home Quickly and Easily for Top Market Value |
|
|
Avoid Foreclosure and Bankruptcy |
|
|
Save your Credit |
|
|
Walk Away from your Home with No Debt and Little or No Tax Consequences |
Sound too good to be true? It's not!
If you need to sell your home, but owe more on your home than it is worth, a qualified short sale specialist can help you sell your home quickly, easily and for top dollar, without ruining your credit, going through foreclosure, or declaring bankruptcy.
You will pay absolutely nothing to sell your home, and you will owe nothing to your lender.
You will not have the stain of a foreclosure or a bankruptcy on your credit, and instead of having to wait up to 7 years to buy another home, you may be able to buy again within the next 24 months, or even less.

Many real estate agents may not be experienced in short sales. So it is a good idea to ask any real estate agent you plan to hire a few important questions about their success rate with short sales:
I'm not afraid to share that we have worked with all of the major lending institutions and we obtain approval letters 99.99% of the time. In fact, I can only remember one specific transaction where we could not get the job done.
Short Sales are time-intensive transactions that require detail-oriented processing in order to get the job done right. If your agent makes mistakes, gives up, slacks off or drops the ball at any point in the short sale process, you could very well wind up being foreclosed upon by your lender.
If you are thinking about selling your home in Lake San Marcos, San Marcos, Escondido or beyond and are participating in a short sale, please consider all of your options. Act quickly, however, because time is of the essence.

Lake San Marcos, California was created by a developer/builder back in 1962 --- the builders name Gordon Frazar, his vision was to do one last project before that would be his swan song. His aim was to get 'em talking.
So his decided to build a community around a pond down the street from a county garbage dump. He had a ton on skeptic's from the builders in San Diego to those up in Los Angeles. Lake San Marcos was the first master planned lakeside community in the United States back in the early sixty's. It was one of the first to market condominiums. It was the first in Southern California if not the country to install underground utilities and cable television lines for its residents.
Coming up on July 5, 2012 Lake San Marcos, will celebrate its golden anniversary. The center piece of this community is a 1-mile long man made privately owned lake. It started as a little more than an agricultural pond, created in the late 1940's when the previous landowner dammed San Marcos Creek with a 50-foot high wall of concrete so that he could water his onions, tomatoes and walnut crops year round.
Part II will discuss the creating of this Lake.
