October was a relatively slow month for Real Estate in Signal Hill. Accroding to the SoCal MLS database, there were 64 sales in all of Lakewood in October 61 Single Family sales 3 Condo/Attached sales No homes sold above $650,000. No condos sold above $250,000. Average days on market was 64 Lakewood is left with 170 active listings as of 10/31/2009. So, what does all of this mean? There are only about 2.5 months supply of properties available, and over almost 90% of the available homes are below $500,000 where there are still many, many buyers. Unfortunately, a high number of those homes still on the market are short sales. On a positive note, I just closed escrow on a home in the Westgate area of Lakewood for $649,900! Now there's a start! Hi all,
I have nothing against a good sales pitch, I do have an issue with strong armed selling and using ones status as a bank owned prequal gatekeeper to intimidate selling agents and using alarmist tactics on their clients.
I've got an offer ready to present on a property in Lakewood, CA and as is typical and understandable of REO's as I mention in my tutorial on Los Angeles bank owned real estate, the bank requires prequal with their lender. I'm irritated because:
1) The L/O insisted on speaking with the client even though I provided all paperwork. Ficos, proof of employment, proof of funds, social #, etc.
2) The L/O leaves an unsolicited message for my client that it looks like she paid too much with her last refinance after reading my proof of funds (estimated closing costs for refi with appropriate contact info). Keep in mind not only is this tacky in my opinion but this is an estimate, not a final hud.....and her lender is very very competitive......and by the way the heck does this have to do with my clients yes/no prequal? Argh!
3) After I call this guy on b.s. and ask him to please stick to relevant issues pertaining to my buyers qualification, he gets passive aggressive and starts playing the "am I just not supposed to say anything to a client if I think I can do better?" "do you have some sort of relationship with this lender" "I've never had anybody accuse me of anything like this" bunch of Bologna.
My answer: Well no, your job as per the MLS instructions should be to evaluate the clients loan worthiness, nowhere does it say they will have to endure sales pitch scrutiny of past deals and I think calling them your client is a stretch buddy. And while its not relevant, yes I do have a relationship with that lender, they are excellent competitive , and yes I do recommend them. My buyer trusts me to help her find the best loan and doesn't need some 'johnny come lately' offering empty promises and unsolicited scrutiny. Can you help or not?
4) L/O tells me he is a big shot and has lots of deals (usually the sign of nothing in the hopper) and he doesn't have time to just do prequals favors for people.
Uh does the listing agent know this? Why then are you the prequal l/o for this property? Or have I already answered this question?
5) L/O tells me if that's my attitude hes just going to recommend full documentation.
Fine but I''ll go elsewhere as the Listing Agent said is perfectly acceptable
6) L/O calls my client again and leaves another message saying that I was abusive on the phone.
Are your kidding me, who does this?.
So my question is, is there any Wells Fargo l/o who would prequal my client today without giving them the third degree. She's already been prequaled with another Wells Fargo L/O a few weeks back but she is out for a few days and this offer needs to be in now. I'll provide proof of employment, ficos, proof of funds, etc as she's now been qualified quite a few times. :) Thanks for any help, while I can't promise getting a shot at this loan, I'd consider it a favor and a solid foot in the door. And just so I'm clear, if she doesn't qualify, no problem (although I know she will) I'm not trying to force feed a prequal.

The latest month's statistics for Lakewood median home prices (as reported to the Multiple Listing Service) saw another decline.

Meanwhile, days on market -- the time it takes a home to sell -- was slightly down from the previous month.

For the same time period, the number of units showed a slight decline, as shown below.

Located on the corner of Arbor St. and Woodruff Ave., Del Valle Park was named after Jose del Valle, a liberator and statesman of Honduras. This popular park is also known as "Airplane Park" for the Douglas F3D "Skyknight" jet fighter proudly displayed on the southwest corner of the park.

Lakewood's memorial, in the form of a Marine Corps jet fighter from the Korean Conflict, is a decommissioned Douglas Aircraft Company F3D "Skynight" fighter -- originally a gift from the Defense Department. In 1963, the refurbished plane was lifted on to a concrete pylon, nose up as if taking off over Woodruff Avenue, and repainted in Marine Corps colors and insignia. On Memorial Day 1964, the jet and pylon were officially dedicated as a memorial to those from Lakewood who had fought in the Korean Conflict. With the help of American Legion Post 496, Del Valle Park then became the location for annual Memorial Day programs.
The Freedom Tree Memorial
In 1972, as the Vietnamese War began drew to a close, the city council honored Captain Darrel Pyle, then a captive of the North Vietnamese government, and placed a plaque recognizing his prisoner of war status near the pylon. He safely returned from Vietnam at the war's end in 1973.
The city also beganthe tradition of recognizing the young men of Lakewood who had fallen in Vietnam at the Memorial Day observances jointly sponsored by the city and Lakewood's veterans organizations.
Aside from these memorials, the 12 acre park also has a Youth Center as well as baseball fields, soccer fields,basketball courts, skateparks and several children's playgrounds. The memorials are a constant reminder of our veterans' and soldiers' sacrifices. The surrounding communities of Lakewood and Long Beach also take part in maintaining the image of the park.
Memories of all of America's conflicts in the twentieth century eventually gathered at the Del Valle memorial. A generous contribution from the family of the Reverend Dr. John Bonner provided a plaque that specifically recalled the contributions of World War II veterans.
