One of the Oldest Rivalry that began on November 1890 Game Time is Saturday December 10th 2011 at 2:30pm Eastern Standard Time on CBS or at Fed/EX Field home of the Washington Redskins. September 11,2011 Ten Years later! Hard to believe! Never Forget!

It is very hard for me to believe that it has been ten years when Tragedy struck us as a Nation. It is even harder to believe the lives we lost since than. So I want to remember all who were here and are gone now since September 11 2001.

It is hard for me to believe that I wrote a post a year ago about the American Flag starting to go on a Memorial Tour from Santa Monica CA to the World Trade Center NY :

The World Memorial Tour will start at the Santa Monica Pier in California this Saturday on September 11, 2010. The World Memorial is a federal charity foundation and will tour the country and plans on flying the" flag" in all 50 states.

Here we are one year later 2 minutes to Midnight on the West Coast as I am writing this post. I want to thank all the Patriots, All those who lost loved ones and let's pray for Peace & Victory over these Criminals who have perpetrated this crime on our Country.

Making Sense of the Headlines: Real Estate Recovery in the Greater Los Angeles Area Fact or Fiction?

I have noticed that Economists, News Media Members, Attorneys and anyone who has some sort of Platform whether it is a Blogging or Media Platform has gotten into the foolish practice of trying to predict when will home prices start to turn around? It is not about when prices will return, it is about Real Estate Activity! If there are sales and the sales volume is increasing that is a Clear Sign of Real Estate Recovery. Those are the Facts, period.

There are headlines: Home Prices edge up in APRIL, Appraisals Weigh down Housing Sales. Mortgage Applications Jump in JUNE, New Home sales fall amidst Sharp Rise in Prices, Thirty year Mortgage Rates fall to 9 month low, Lowest Rates of the year in spite of S & P downgrade US Debt from AAA to AA….

So how do you make heads and tails of it? How about looking at the FACTS, I know these sounds like a Strange Request, not to read the headlines of “Painful slow Growth”, Instead Read the Facts. You say but Endre, where do we get the Facts?

The answer is so simple to me: Read the Monthly Real Estate Market Reports for the areas that you are interested in.

For Example if you are interested in what the Marina Del Rey, CA Real Estate Market is doing than read my monthly Marina Del Rey CA Real Estate Market Report. Do not read my analysis, just look at the monthly numbers and draw your own conclusion. Interestingly after you do that, you will discover that the Headlines are giving a False Impression to you, because the FACTS contradict the Doom & Gloom of the Headlines.

So just to keep it simple, the Facts: Month of April 29 Sold, Month of May 22 Sold, Month of June 25 Sold, Month of July 15 Sold in the Marina Del Rey Condominium Market.

I also track the Statistics how the Real Estate Recovery is doing in Westwood/Century City, Playa Del Rey and Playa Vista. If these are not the areas you are interested in, ask me and I will be happy to provide you with the FACTS.

Fiction is the Headlines! Did you know that sometimes you read the Headlines and the actual article contradicts the Headlines? Why? Headlines are sometimes written by a different person from who actually wrote the article, hence sensationalizing gets people’s attention. So what do you want Facts or Fiction?

Facts: There were 10 Sales year to date that were over $10Million in Beverly Hills Proper (I only looked at Single Family Homes)

Bill Cunningham New YorkWhat an amazing movie/documentary! I’ve been looking at his fashion photos for years, but never had any clue as to who this man really was.

Talk about “old school!” And I mean that in the very best sense of the phrase! One of his past jobs with Women’s Wear Daily was discussed, and why he no longer worked there. It was because he was so unhappy about the way in which the magazine used his photos to depict women he’s photographed in the streets of New York and to make fun of them as “don’t’s” and to ridicule their haphazard attempt to be fashionable. It upset him so much that he left the job. He refused to go along with every day women being made fun of, when in fact he was photographing them for just the opposite reason...that they had style!

The man’s integrity is impeccable ...several times in the film he discusses how he “never takes money.” He maintains that if you never take “their money,” that they never own you and can’t tell you what to do. He won’t even accept a cup of coffee when at a charity event...”no thanks, I’m on the job.”

He lives in a tiny closet of a hotel in the Carnegie Hall building in Manhattan. His three items of clothing are hanging from his file cabinets. There is no kitchen, a shared bath down the hallway, and he bed is a wood platform stretched across some boxes (of photos!).

Quite a character. Great film...don’t miss it.

Getting ready to do a short sale in Los Angeles? Considering a foreclosure instead? Hold on!!!

Ten years is a long time to have the FORECLOSURE stamp follow you around. And that is exactly what will happen if you are upside down in your home mortgage and you simply walk away, do nothing.

To do a short sale is one option to avoiding foreclosure. A “walk in the park,” it ain’t....but, it’s worth a little bit of hardship to be able to get out from under a losing battle. Plus, you may possibly get handed $3,000 from your lender for relocation fees. Moreover, you may be able to buy another financed home within 2 years if you manage this time period wisely. (The derogatory credit entry will remain on your credit report for 7 years...but it does not carry the same “heavy hit” in negative points that a foreclosure will).

Yes, you will still have to go through all of the hassles of selling a home. You will have to work with your agent in almost the same way as if you were selling in a positive equity situation. That means that you will have to deal with the inconvenience of Open Houses, keeping the house spotless and “show-able” at all times, deal with a sign in the front yard and deal with all the nosy neighbors, etc., etc., etc.

Keep your eye on your bottom line agenda: which is to get out from under this negative financial situation in the best way possible for you and your family. If that means having to admit to your neighbors and friends that you are doing a short sale in Los Angeles (or anywhere!)...so be it. Face it head on, be at one with this reality and then get busy moving forward. There are many things to do besides mope around feeling embarrassed, feel sorry for your situation, or feel anger at the banks. Trust me, you are too busy for all that!

...because, you need to get out there and find a great rental that will fit your needs; you need to start preparing for the move by doing the spring cleaning, donating all that “accumulated stuff,” holding a garage sale, etc. All of this activity will also help to get your home ready to sell: de-clutter your home, pare down the furniture in rooms where there is too much, get that spring cleaning thing going and even do the windows!

One Los Angeles short sale client of mine had been dreading “going public” with the fact that they were underwater and had to sell short. They waited until the last minute and almost lost the house to the foreclosure Trustee Sale auction...but we were able to kick the short sale into progress and submit an offer in the nick of time to get a postponement. But, the best part(!) is that the next door neighbor saw the For Sale sign, which prompted a conversation about where the Sellers were moving to. Turned out that the neighbor needed to rent their home...and the rent was way lower than my client’s current mortgage! They ended up moving next door and renting their neighbor’s home! The kids stayed in the same school, the commute stayed the same, they got out from under a suffocating mortgage...win, win, win.

Amazing things will start to unfold once you face your reality and take action. Again...the operative word is “ACTION.”

Face this challenge head on! Choose the Buyer for your home...as opposed to limping away powerlessly. You get to show your kids, family members, friends that you are pro-active and that “victim” is not in your vocabulary. You get to start fresh and face the future and start building from your new normal. “The time is now.” (Eckhart Tolle)
