Where the best place to watch the Super Bowl : it is at Nick & Stef’s downtown Los Angeles of course!

Where is the best place to watch the Super Bowl this Sunday in Los Angeles? Many people are asking themselves this question, in light of the fact that there are many places to watch the Big Game. The answer of course is easy: it is at Nick & Stef’s, which happens to be one of the many Restaurants of the PATINA Restaurant Group. The brain child of Chef Joachim Splichal and Restaurateur Nick Valenti, Nick & Stef’s is also a 2011 Wine Spectator Restaurant award winner.
It does not matter whether you love the sport or hate it. This is an opportunity to relax, eat some great food, and watch the fantastic Super Bowl Commercials which are probably just as interesting, funny and entertaining as the Big Game itself.

If you do not feel like going over to friend’s homes or you do not want to host the Super Bowl Party at your home, then got to this great Downtown Los Angeles Restaurant. It was also voted for being the best Steakhouse in Los Angeles. (In fairness of full disclosure, I have not had a stake in two years and have not been to Nick & Stef’s in about four years)
The Party begins at 2:30pm and kick off will be at 3:30pm and the party goes until 8:30pm. This will be an “endless tailgate buffet”, that means Steak sliders of course, hot wings, chili and for the less “meat crowd” lots of pizza and much more. All this for only $39, Pitchers of beer will be $15 and if you prefer well drinks they will be $5.
Let’s not forget Flat Big Screen TV’s all over the Restaurant so you do not forget what you went there for, once you start eating all this fantastically prepared food.

Let’s take a look at how Downtown Los Angeles condos fared over the past year.
For the purposes of this report I have broken the price ranges down to under $500K, $500K to $1 Million, and the over $1 Million bracket. The largest movement is in the under $under 500K category.
Market absorption indicates the amount of time it will take to sell the existing inventory on the market. Six months is a balanced market; under six months a sellers’ market; over six months a buyers’ market.

Downtown Los Angeles Condos under $500,000 are a hot commodity, and definitely a strong sellers’ market, indicated by the low inventory.
91 of the past year’s sales were studios, which are extremely popular and hard to find, especially in good condition. 34 of these were short sales or foreclosures.
Out of the remaining 275 condos sold over the past year, 71 were either a foreclosure or short sales.
The median price has declined slightly over the previous 12 months, but the sold to list price has increased.

Only two sales in this category were either a short sale or foreclosure.
The media price has increased, as has the sold price to list price.
With a little over six months’ worth of inventory, the $500K to $1M Los Angeles Downtown condos price range is fairly stable, leaning slightly towards buyers.

The over $1 Million Downtown Los Angeles condo market is basically based on two buildings, the Ritz Carlton Residences at L.A. Live, and EVO, and sales in this price range are slow, with over two years’ worth of inventory.

Here's a great option in the Arts District Downtown - the units at 940 E 2nd St. These units are a lovely townhouse style - modern loft style units. There are only two units left priced at $510,000, but not to worry, there are more units in subsequent phases to come. Only downside is that $510,000 are going to be the lowest priced units available as the remaining units will be priced higher than $510,000.
So you know the deal - these are going to go fast so get there before someone else does!

Hello DTLA Buyers! We all know that DTLA inventory is really low right now, and what happens when supply is low? Demand rises!
That's right, 655 Hope units have been flying off the shelves since New Year's and that's WITH a price INCREASE from the developer. Check out the remaining units at 655 Hope and their new pricing -- pricing is firm.
Need something else to sweeten the deal? How about the developer paying for a year's worth of HOAs if you're under contract before Jan. 31st? I'd say that's a pretty good one...

I get asked which buildings in Downtown LA are FHA approved all the time. That's not surprising, considering how many first-time buyers and investors there are swarming in Downtown right now, not to mention the low inventory.
Here's an option: why not step a little outside Downtown into neighboring Lincoln Heights to the ALTA lofts? They are FHA approved, and with units starting at $199K, are definitely worth checking out.
And right now, the developer's offering a special incentive -- 2 years of pre-paid HOAs!
