Let’s see how the Silver Lake and Echo Park real estate market did in 2011.
The MLS/CLAW covers the above two areas together, and since the boundaries are not clear, this report will cover both areas.
Absorption rate is the number of months it will take the current inventory to sell, based on the average number of homes sold each month. Sixmonths is a balanced market, above six months favors buyers and below six months favors sellers.

The under $1 Million Silver Lake and Echo Park real estate market favors sellers. The number of sales were up significantly over the previous year and the median price was only down slightly.

Above $1 Million is also a pretty health sellers market. Except for the last three months of the year, the number of sold listings was up significantly over the previous year. The median price was also only down slightly.
The Silver Lake and Echo Park condo market is also doing well. Sales in 2011 were way up over the previous year, even though the median dropped more than the single family homes. There is not a huge condo market in Silver Lake and Echo Park and good units that come on the market are going to sell fairly quickly. So Echo Park and Silver Lake condo sellers, now is a great time to put your homes on the market.

Echo Park is a highly desirable area near Downtown Los Angeles, and homes don’t generally stay on the market there too long.
A sellers’ market is one where the inventory is below 6 months. A buyers’ market one where it is above six months.
And six months’ inventory is a stable market.
Median price is the price at which half the homes sold above this price and half below. Average sales price does not accurately reflect the trend since one extremely high-priced or one extremely low-priced home is going to skew the statistics.
The MLS does not show median days on the market, only an average, and again, one home selling quickly or very slowly is going to affect that figure.
I show price per square foot for homes currently on the market, but this really is not a fair measure since there are so many variables affecting that price.
Bearing in mind that Echo Park really is not an area with a high number of condos, let’s see how Echo Park real estate has been doing.


Echo Park single family home sales are fairly steady in number of sales, median price and days on the market. Also sales price vs. list price is high.
The Echo Park condo market is limited but steady.

My new favorite wine bar...City Sip in Echo Park! This small, charming place will envelop you in warmth the minute that you walk through the door.

One of the unique perks of this place is that you can buy a bottle of the wine that you’re drinking and take it home with you! Love that! I’m always falling in love with a new wine that I’ve tried while I’m out...and I try to remember it, maybe even write down the name of it...but I never have the info with me when I finally end up at a wine store and desperately wish I could remember the name of that great wine...!

This place is wonderful...the wines are on the lower price end, yet I’ve never been disappointed. They offer an amazing menu of appetizers and cheeses. OH! And the desserts are to die for!

They have a happy hour Monday through Friday from 5:30P-7P, with wines starting at $4 a glass and the beers on tap are $4/glass, and they have a great assortment of $5 happy hour nibbles to munch on!
On Saturdays from 5-7P they offer a wine tasting of 3 flights and and 2 cheeses for $15. And on Sundays, from 9-11P they offer all “opened wine” at half price.

One of the most fun things are their wine classes. Come and get some schoolin’ in classes with names like “The T & A of Wine,” (Tannins and Acidity...that’s what you were thinking, right?!) and “Latin Lovers,” the wines of Chile, Spain and Portugal.
Stop in this weekend if you’re around...I’ll be at the table in front by the window. ;-)

The Grand Ole Echo - Country Music & Sunday BBQ - April through September in Echo Park
Just because we are LA doesn't mean can get our country grove on in the Spring and Summer time! The Grand Ole Echo Americana and country music festival has kicked off it's season for the 6th time now.
Join hundreds of folks as they gather in Echo Park now through September every Sunday night at 5:30. Relax out on the Ole Echo backporch and enjoy some good ole' fashioned BBQ and lemonade and listen to the acoustic sounds of country and folk music.
Some of the best county bands in LA come out to party, dance and eat up the fixin's. Local bands include Mike Stinson and former members of the Blasters, The Black Crowes and members of the Wilco.
Located at 1822 Sunset Boulevard in Los Angeles in the Echo Park Neighborhood the Grand Ole Echo offers artists from all over the southern California area including those right in LA and beyond. Americana music is a combination of so many different kinds of music that you can usually find something to enjoy while visiting.
Come every Sunday or just when it suits you. It's an early venue from 5:30 - 9pm every Sunday so come and have dinner and kick back to enjoy the sounds of the local country hills.
The event is free and suitable for all agents. Costs for BBQ range from $5 - $12 depending on portion and choice. The following is the local line up through Summer. More bands are sure to follow as we get a little closer toward the Fall.

Hard to believe that in today’s “Buyer’s Market,” that we’re actually experiencing any “bidding wars.” But, believe it.
On the so-called hot properties, it’s absolutely predictable. I’m working with a charming engaged couple looking to buy a home in the Echo Park area of Los Angeles. The majority of the listings that they receive don’t move them in any way. We get out to take a look at a few, but rarely does anything interest them enough to write an offer.
And then, the “new listing” will hit the market. We can usually even tell from the photos that this will be a “hot” one. A showing will then confirm it, but....too late, everyone at the Open House will have that same “starry eyed look,” the “fever” that we’re starting to get used to. Argh...here we go.
When these “few and far between” stellar homes in Echo Park hit the market there’s more than a bidding war...there’s a downright feeding frenzy. These homes are usually in the $550k-$650k range, usually in the hills, usually re-done, usually with charming “out door space.” Not only are they getting the asking price, but in both scenarios we’ve been involved with in the last couple months, they both went significantly over the asking price. Yikes.
At first it was hard for my buyer’s to wrap their head around this phenomenon. A “bidding war” in a Buyer’s market...how can this happen?! But we’ve been through two now...and lost both. Ugh. It’s always heart breaking. We’re getting better at the game though...also brancing out of Echo Park and moving further west...might as well, as we’re paying those prices anyway. ;-)
