Built in 2004 Oak Hill Estates in the Hermon district of Los Angeles(zip code 90042) feature two and three story homes in contemporary designs. The location just north of Pine Crest Drive just north of Avenue 60 and north of Monterey Road not far from the recently opened Fresco Community Market. Taste of Fresco -- Fresco Community Market February 25 & 26
Fresco Community Market located at 5914 Monterey Road in the community of Hermon will be hosting their second annual Taste of Fresco event this weekend. The event will be held from 10AM until 4PM on Saturday, February 25 and Sunday, February 26. Over 40 vendors will be handing out free(should we say FREE!) samples of organic, gluten-free, natural and many local products.
Fresco Community Market has been a part of the community since 2011 and is a welcome addition to the neighborhood which includes Hermon, Monterey Hills Highland, Garvanza, Mount Angeles and South Pasadena. The locally owned store features an in-house bakery with free wi-fi, butcher, a selection of wine and beer and some of the friendliest staff you are likley to find. Shop local! Shop small business! Surfwood Monterey Los Angeles December Sales Results 2011 vs 2010

Background: Surfwood Monterey is located in the Hermon neighborhood of the city. Los Angeles adjacent to South Pasadena. Hermon is a small community that is relatively unknown so often that is combined with Highland Park(same zip code 90042).
The Surfwood Monterey complex was built in 1989 with the first move-ins occuring in 1990. It is a 92 unit complex designed around three interior courtyards. There is a common area lobby, subterranean parking, two elevators, a gym/workout room plus pool/spa/lounge area. The complex exterior was re-painted approximately two years ago and the monthly homeowner association fee is $340.00. All units are two bedrooms and two baths with laundry hook-ups inside the unit and at least one fireplace in a variety of floor plans with 9' ceilings. Many of the top floor units have clerestory windows.

There was one sale in December 2011, it was a top floor unit that was bank owned and it sold for $190,000(an incredbile value in my opinion listed by an out of area broker). There is one unit in escrow(on the second floor) with a list price of $235,000. A short sale in the building is the only current active listing at $209,000(according to mulitple listing records, this unit has been on and off the market for 562 days).
In December 2010, there were no sales, according to the local multiple listing service, in Surfwood Monterey.

Surfwood Monterey Los Angeles: November 2011 Sales Update
Surfwood Monterey Background: Surfwood Monterey is a 92 unit condominium complex in the Highland Park/Hermon neighborhood within the city of Los Angeles. Located at 6140 Monterey Road Surfwood Monterey was built in 1989(first move-ins were in 1990). The complex features three interior courtyards, subterranean parking, two elevators, pool, spa and a work-out room. The homes are two bedrooms and two baths in a variety of floor plans each with at least one fireplace. Each unit has washer-dryer hook-ups. The top floor units have higher ceilings with many offering clerestory windows. The complex exterior was re-painted in the last two years and changed the management of the association in Fall 2011. The monthly homeowner fees are $340.00 with no special assessments according to a recent management company report. Ford Management is the current management company for the association.
The new Fresco Community Market is a welcome addition to the neighborhood and there is easy access to freeways(Arroyo Seco Parkway, San Bernardino, Santa Ana/Golden State, Foothill) and two Gold Line stations(Mission and Highland Park) making this an ideal location for many.

There was only one sale in November 2011. It was a standard sale on the third floor with a split master bedroom floor plan and it closed on November 15 for $225.000. There were no sales in November 2010.

Fresco Community Market located at 5914 Monterey Road(at Via Marisol and Avenue 60) in the Hermon District within the city of Los Angeles. The store is highly convenient to those in other northeast communities within the city of Los Angeles especially: Monterey Hills, Highland Park, Garvanza, Montecito Heights, Mount Washington and El Sereno as well as the city of South Pasadena just to the north of the store.
The store opened in February 2011 and features an open loft-like appearance highlighted by organic produce, butchers ready to assist, a takeaway deli, in-store bakery with wi-fi, wine, interesting and exotic foods and a very friendly staff.
Since opening, the Fresco Community Market promotes a giving back to the community spirit as was evidenced this week with a facebook page notice. With the recent power outages from the intense windstorms in our area, many lost power(Fresco's lights looked like a beacon in the neighborhood). Fresco Community Market offered those who had been affected by the loss of power could store food from their freezer at the store free of charge as long as was necessary.
