Update on ST's Solair

It's interesting, but considering some of the limited and quick-moving inventory in the 500K and under price point in Downtown Los Angeles, some buyers are moving on to other buildings that are in the nearby area that still offer the urban lifestyle with luxury high-rise amenities they were looking for in DTLA. Namely? ST's Solair complex in the heart of Koreatown.

A few miles west on Wilshire from Downtown, the Solair features 2 and 3 bedroom residences, amazing panoramic views of Hollywood, the Westside, Downtown, and south toward USC. The lobby is beautiful, parking is secure and plentiful, and the units really have such an attention to detail. Truly this building is a great option for those looking for an urban building without breaking the bank. The location is extremely central, and walking distance to the Metro at the corner of Wilshire and Western, historic music venue The Wiltern, Coffee Bean, Ralphs, CVS Pharmacy, and other shops and restaurants. Truly a walker's paradise!

The developers of Solair are launching a summer sales event by releasing 10 units at special pricing. 2 bedrooms will start at $489,500 and upwards from there, depending on unit location, square footage, balconies, etc. 2 bedroom sq footages start at 1339 sf per the developer.

And for you cash buyers out there, the developer is offering a 3% incentive for quick cash closings. But do not despair, buyers who require financing -- MetLife is the preferred lender for the building and they are able to offer a few different products for financing these units.

The summer event starts August 6th and is good through the end of August so hurry, these units will move fast!

Our Latest Low Income Housing Project - The Ardmore

If you follow my AR blog, you'll know that I've done several "staging" jobs for American Communities, a developer of low income housing in Los Angeles. If you read my posts about Staging 1, Staging 2 and Staging 3, you will remember that our goal was to make the common spaces in these buildings warm and inviting, as well as functional for the residents to relax, watch TV, attend meetings & classes and use a computer.

We recently completed Staging #4 for American Communities. Like the previous building, this one was designed in a contemporary Art Deco style, so we chose furnishings and art that fit with this theme. But at Stage to Sell, we always have to try something new! So this time we added a graphic element to the walls with vinyl decals. Though these gave us the fun design element we were looking for, their large size made them a bit difficult to install (more on that in a separate post).

I got the idea for the wall decals from Terri Lucas' post on a Home Staging Solution for Curved Walls. Great idea Terri!

Koreatown is a community included in the Mid Wilshire district. The boundaries of Koreatown in Mid Wilshire are roughly Eighth Street on the north, Twelfth Street on the south, Western Avenue on the west, and east towards Vermont Avenue. Koreatown is the neighborhood which was once referred to as Wilshire Center. Koreatown extends north to Melrose Avenue, west to Wilton Place, east to Hoover Street, and south to Pico Boulevard. The region gained a large amount of its residents after the immigration restrictions for East Asia were lifted in 1965.

Koreatown is the Mecca for Korean restaurants and businesses. This is but a small list of options so come and check out the diverse dining in Koreatown.

For shopping make sure to stop by Koreatown Galleria, Koreatown Plaza (over 80 specialty shops), Sin Sae Kae Department Store and California Marketplace. For local landmarks you will find the Korean American Museum, Korean Cultural Center and Thal Mah Sah Buddhist Temple. Check out Koreatown as a culture region of Los Angeles in the middle of it all!
