Great News! Congress passed a compromise bill to reinstate the FHA loan limit to $729,750.

This limit is important to high-cost areas, such as Los Angeles and Orange counties. This increase is expected to become law and will be in effect for all FHA loans funding through 12/312013.

Keep in mind the unfortunately only affects the FHA loans. The good news is if you are a buyer in the $700,000-$900,000 price range now you are not shut out in the ability to purchase a home.

At this time the conforming limits for Fannie Mae and Freddie Mac loans remains at $625,500. Why the politicians did not include this in the same move is beyond me. I am just grateful that every little bit will help on moving the market forward.

What is the West L.A. Real Estate Market & Is It Same as the Westside?

For non-locals looking to relocate and buy a home here, the terms West Los Angeles and the Westside can be a litttle confusing. Does that include the real estate markets in Palms and Mar Vista as well? And maybe even Beverlywood and Cheviot Hills? The answer is both yes and no... actually yes.

West L.A. has most closely come to mean the neighborhoods in a broad area around the intersection of the Santa Monica (I-10) & San Diego (405) Freeways. I like to think it's really everything between the older cities of Beverly Hills and Culver City to the east, and Venice, the Marina , and Santa Monica by the ocean.

In my mind as a native of 50 years (more or less,) the unifying factor of the West Los Angeles real estate market from Santa Monica Boulevard south to the Marina Freeway is that most of these homes were originally two to four bedroom, post-war tract homes. It's hard not to include some parts of Santa Monica and Westwood in this definition too, though the prices are a bit higher.

Except for later developments and a few older pockets, the neighborhoods of Palms, Mar vista, and yes West L.A. all feel very similar. Though they vary in property sizes, ages, and price ranges, these areas are all very nice, orderly suburban neighborhoods. There are also plenty of multi-unit tracts from the period with attractive 2, 4, and 8-unit properties.

I'm also always tempted to lump the slightly older developments of Cheviot Hills, Beverlywood, and even Ladera Heights and the Baldwin Hills to the east into this category as well, not to mention the many neighborhoods of the same type to the south in Westchester (west of Inglewood.) Homes in these areas are actually some of the best deals in town.

The rest of the Los Angeles Basin proper is increasingly dominated by pre-war (and older) developments and more uban areas as you head east towards Downtown and north towards Hollywood.
