The Monterey Hills community is located within the city limits of Los Angeles and offers a variety of condominiums, townhomes and one single family development in a planned environment. Most individual communities within Monterey Hills offer a pool, spa and a recreation/meeting room with some complexes boasting saunas, tennis/sports courts and other amenities.

The desirable close-in location offers a relatively easy commute to Downtown Los Angeles, the San Gabriel and San Fernando Valleys and Los Angeles' Westside. Despite this highly convenient location, Monterey Hills remains somewhat of a hidden treasure unknown to many. In 2011 a new grocery store, Fresco Community Market opened in the community of Hermon just down the hill from Monterey Hills on Monterey Road between Via Marisol and Avenue 60 - a greatly appreciated addition to the community.

Fremont Villas in Monterey Hills

The first communities in Monterey Hills were constructed in 1979 with Bradley Court the 16 unit single family community constructed in 2000. Other communities range in size from 20 units to 198 units. Condominiums are generally one bedroom to two bedroom/den floor plans and range in square footage from approximately 650 square feet to over 1500 square feet with subterranean parking. Townhomes with private garages have either two or three bedrooms and some have bonus rooms, dens and additional storage.

There were three reported sales in February 2012 in Monterey Hills according to our local multiple listing service. Closed sales ranged in price from $155,000(one bedroom short sale in Eaton Crest) to $295,000(two bedroom, two bath unit at Stanford Terrace). Average sales price was $230,000 and the median was $240,000. In February 2011, there were two sales: a two bedroom, two bath unit in Hudson Terrace which closed at $290,000 and a Muir Terrace two bedroom/den bank owned unit at $238,000.

Currently, there are seven Monterey Hills properties currently available on the market for sale ranging from $189,000(short sale in Temple Terrace) to $385,000(Portola Terrace townhome). 15 properties are in escrow ranging in price from $160,000(Temple Terrace) to $465,000(Bradley Court short sale).

Built in 1983, the 74 home Marshall Villas townhome community offers Mediterranean-inspired architecture in the convenient yet relatively unknown Monterey Hills area within the city of Los Angeles. Marshall Villas boasts beautifully landscaped grounds, a pool, spa and clubhouse(this has been the voting precinct in Monterey Hills for as long as I can remember).

Year to date 2012, there has been one sale at Marshall Villas. This home has two bedrooms, two and one half baths, den, renovated kitchen and one of the largest terraces in the community with great views. The square footage is approximately 1808 square feet. It was listed for $429,000 and closed March 1 at $415,000. Currently, one property is offered for sale. It is the same basic configuration at the sold home but with approximately 1824 square feet and features many updates and upgrades including flooring, fixtures and features. It is offered at $535,000 and has been on the market as of this date for 144 days.

In 2011 there were two sales in Marshall Villas(both were short sales). A two bedroom plan with approximately 1682 square feet sold in November for $370,000 and a two bedroom plan with approximately 1469 square feet sold for $335,000 in September.

According to our local multiple listing service, there were five sale in Marshall Villas. The closed prices ranged from $370,000 to $440,000 with an average sales price of $401,000 and a median sales price of $400,000. Two of the transactions were short sale, one was bank owned and the other two standard sales.

Stanford Terrace is a 39 unit condominium complex located in the Monterey Hills area with the city of Los Angeles, Built in 1983 the Stanford Terrace is located at 4275 Via Arbolada with many of the homes offering some of the most fabulous views in the area. There is a pool and spa.

There are no currently listed properties for sale in Stanford Terrace - hmm, maybe you know of someone interested in knowing the current values in the building. So far this year, a two bedroom, two bath with an optional bonus/office space with approximately 1551 square feet sold for $295,000.

In 2011, there were four Stanford Terrace sales according to our local multiple listing statistics. All were standard sales(one was a flip purchased at a trustee sale). The sales ranged in price from $210,000(two bedroom/one bath, nice view, top floor) to $305,000(two bedroom, two bath, second level unit).

2010 reflected two sales - one standard and the other a short sale. An approximately 1475 square foot three bedroom(two/den) plus two bath sold for $310,000 and the other was a two bedroom/two bath with approximately 1203 square feet that closed for 329,000.

Built in 1981, Eaton Crest is the largest complex(with 198 condominium units) in the planned community of Monterey Hills. Although Monterey Hills, in Los Angeles, is approximately six miles north of Downtown Los Angeles off the Arroyo Seco Parkway, many people will look at your quizzically should you tell them you live in this idyllic hillside community. Despite this high convenient location, when I have driven buyers to Monterey Hills for the first time, it's like discovering a hidden treasure. Prices are quite reasonable when considering nearby areas and the amenities offered.

Eaton Crest is located at 4499 Via Marisol and a smaller building at 4589 Via Marisol. The grounds and hardscape have been extensively renovated over the past couple of years and the complex repainted. A pool, spa and meeting room enhance the overall appearance of the complex.

In 2012, there have been two sales in Eaton Crest: a one bedroom short sale closed for $155,000 without being exposed to the market and a two bedroom/two bath bank-owned unit sold for $240,000. Currently, a bank owned two bedroom, two bath unit with den is available on the second floor of the 4499 Via Marisol building for $229,000. There are two units in escrow a two bedroom, two bath standard sale at $229,000 and a bank owned two bedroom, one bath at $216,499.

There were eleven sales in 2011 at Eaton Crest. Four of those sales were bank owned, two were short sales subject to lender approval, four were regular sales and one was a probate sale without court confirmation. Interesting two of the regular sales were offered for sale fully furnished --- a fairly unusual offering. The sold prices in 2011 ranged in price from $187,950 to $302,000 with an average sales price of $243,344 and a median sales price of $240,000

There were seven Eaton Crest condominium sales in 2010. Closed sales prices were $243,000 to $352,000 with one short sale in the mix. The average in 2010 at Eaton Crest was $294,286 and the median $284,000.
