How did I miss this amazing restaurant in Silver Lake all these years?! It’s a mystery.

I was showing a home to a buyer in the Silver Lake area a couple months ago, and I got turned around and ended up in this older neighborhood of small, California bungalows, just on the north side of the 101 Freeway near Virgil. There was a golden stucco building with a beautiful, over sized, carved wooden door, mostly hidden by the landscaping and palm trees. The sign above the door said “El Caserio.” Huh?

I thought that I knew every restaurant in the Silver Lake/Los Feliz area! This was pretty cool...I wanted to check it out, but I got busy and forgot about it. Then, last weekend I got together with a couple friends for dinner, and we were all throwing out restaurant suggestions. Nothing was really hitting a chord with the four of us, and we kind of settled on something without too much enthusiasm. Then I remembered that hidden wooden door! “Oh, I know where we can go!” I described the place I’d seen, we looked it up online and decided to try it! (I love friends like this...spontaneous, up for trying something new!). We called to see if we needed a reservation...no, just come on in.

We ignored the valet and parked about a ½ block away in this quiet little neighborhood, walked to the restaurant. We opted to sit out on the patio, covered in umbrellas, palm trees, and twinkling lights. You’d never know it, but the 101 freeway is just on the other side of the walls of the patio..but we had to strain to hear it.

The evening weather was perfect, and the atmosphere on the patio was very relaxed. One of the best things about the restaurant was the crowd. Everyone was very chill, friendly, really enjoying themselves. It’s not your typical hipster spot, it feels almost like a European locale with many different languages spoken out on that patio.

It was absolutely charming! The food was amazing...”contemporary Ecuadorian-Italian Cuisine.” What a combo...perfect. The South American influence is the dominant one at El Caserio, and it spills over into the decor, the service and the music. The wine was perfect. The server was friendly, helpful. It’s not an inexpensive place, but there were no complaints, as the experience was well worth it.

I still can’t get over the fact that I’d never heard of this place...they’ve been there for 27 years! I would go back in a heartbeat...in fact, I’m probably going for brunch this Sunday!

You Know What They Say About First Impressions- It’s The Same Thing When It Comes To Your Home’s Curb Appeal

Most of us are so used to the way our homes look that we don’t give it much thought, but if you are planning to sell, great curb appeal can make the sale faster, easier, and many times, more lucrative as well. Take a minute to walk across the street and give your house a good look. If what you see is less than stellar, don’t worry, there are inexpensive ways to dress your place for success!

Rather than run out to the nearest garden center and buy a flat of flowers, take some time to determine what will make the most sense and still keep you within budget. What plants do you already have? Perhaps you simply need to prune trees, shape bushes, pull weeds and get that lawn back to green! As unfair as it may sound, an unkempt yard can lead a prospective buyer to believe that the house may have deferred issues as well.
If you feel your garden is a little bare and could use an extra punch, make sure that the plants you choose will thrive in the areas you intend to plant them. If you are planting in a shady spot, stick with shade plants. It may sound obvious but unless a plant is labeled ‘full sun’ many plants simply can’t take the heat and your work and dollars will go down the tubes in a heartbeat! Do a little online research or even stop by a local garden center and ask for advice. If you live in a condo or have little or no space for a garden, you can add a couple of big pots with colorful plants on either side of your door. They will brighten your doorway and create a welcoming entrance for visitors.

If you have space, you can all a row of bricks along the edge or plant bright season blooms along the edge to create interest and draw the eye towards the front door. Speaking of doors, a fresh coat of paint on just the front door can make a huge difference in the way your home appears. I have clients who have already told me the first thing they are going to do when they buy a house is paint the front door red! Red may not be your thing, but a bright or contrasting color will definitely add interest and is an inexpensive ‘fix’. Add a nice, new welcome mat and you are good to go.

What About the Backyard?

meyer lemon trees are a Los Angeles stapleAgreed, the backyard has nothing to do with curb appeal, but as long as your are working the garden you might as well put some energy in the backyard as well. In Southern California, most people think of the backyards as an extension of their living space. If you have the space and don’t already have one, plant a citrus tree. The Meyer Lemon is a favorite and they grow pretty quickly. I can’t imagine living in L.A. without a lemon tree- it’s almost a requirement! A small tree will grow pretty quickly and won’t cost a whole lot. It will definitely be worth the investment.

Silver Lake short sale tells a story

This newest Silver Lake short sale tells the story of the go-go years when we were smoking real estate crack. But, to read the story, you have to look back at the listing history;

May 2004 - listed at $439k, for 3 months. Didn’t sell.
Sept 2004 - listed at $473k, for 20 days. Didn’t sell.
May 2007 - listed at 515K, for 76 days. Didn’t sell.
Aug 2007 - listed at $495k, for 46 days. Didn’t sell.
Oct 2010 - listed at $415k, for 92 days. Didn’t sell.
Sept 2011 - listed at $230k, 1 day. Short sale.

Every time the home didn’t sell, it was re-listed for a higher price each time from May 2004 through August 2007. (Dang, that was some good stuff we were smoking back then!).

The heartbreak is that the earlier listings all show photos of a cute bungalow built in 1921, that has since had square footage and an extra bath added to the property. But the current photos are of a “fixer” that needs some TLC, and appears to have many deferred maintenance issues going on.

The short sale price of $230,000 is not a bank approved price...so there’s no telling where this one will end up at. For Silver Lake, $230k is a steal...definitely worth a look if you’re up for a fixer...and a short sale.

Looking for great coffee? Willing to strike out past the classic Starbucks and Coffee Bean & Tea Leaf? Then head out to Silver Lake and take your pick of several amazing places to go.

One of my faves is Intelligentsia at the Sunset Junction intersection on Sunset and Sanborn. The decor is open and clean, with plywood walls and lots of seating (the store design actually won an AIA Award). The coffee is nothing short of amazing. To have a cup of coffee here is to taste coffee for the first time. (This place always reminds me of The Cupping Room in SoHo in Manhattan...you never forget your first time). ;-)

Another great place is Cafecito Organico at 534 Hoover St., serving very specialized, niche coffees only from Central and South America, grown on organic farms. Each cup is made individually...and lovingly (you’ll know what I mean after you’ve had it...!). This place feels good...you know you're in Silver Lake, and not on the Westside!

3) Lamill Coffee at 1636 Silver Lake Blvd., is a bit different. Known not only for amazing coffee, but also for it's elegant cafe serving breakfast, lunch dinner...and with a great wine list put together by a sommelier. This place has a very upscale, European feel to it. (Amazing dessert menu!).
